@Cranbrourne23 I will prefer the garage walls to be bricks, i have seen my friends complaining that their plasterboard walls in garage getting scrated and dented due to a lot of stuff that they work on or move around in the garage.
Browse Forums Building A New House Re: Who else is building with Eden Brae? 15066Apr 07, 2018 9:05 am Hi everyone, Our plans have been rejected by Liverpool Council as the house design we have chosen contains a double garage and this is not permitted by council on lots smaller than 12m (we purchased a 10m wide lot). We were not aware of this restriction on the garage and are bewildered as to how the plans have gotten this far without anyone from Eden Brae bringing up this requirement as we signed our contract last December. I am sure this is not the first time Eden Brae have built with Liverpool Council. Was it our responsibility to know this restriction? Or should Eden Brae have made us aware of this at an earlier stage? When we questioned why no one brought it up, their explanation was, it was “simply missed”. Now we are worried about the extra costs we will have to bear by changing the double garage into a single and possibly converting the new area into a living space and feel we are disadvantaged. Can anyone suggest what we should do? Re: Who else is building with Eden Brae? 15067Apr 11, 2018 11:12 am Hi I am new to this forum and also chosen Eden Brae to build our first home. We have chosen Windsor 40 and paid the Tender fee before Easter 2018. We have the Tender appointment next week. This is our first experience of buy/building property in Australia. Just want to know if there be vast variations between the estimates (given by the sales person) and actual tender? I don't want to stretch my budget on building this house. Any suggestions to handle the tender meeting will be appreciated. Thanks Hi and welcome, In regards to the variation in price between sales estimate and tender, unfortunately it varies depending on the sales person, their experience and the type of build (house and land, house only or knock down/rebuild). We were very fortunate in that our sales estimate came in at $500 under our tender price, so there was no 'shock'. As for the tender itself, be patient. Don't rush your decisions. Be prepared to ask questions and add things in/ask for quotes. Do your research as to what things may not be included, things that you wouldn't expect. We added flyscreens to all windows, concrete to our front porch, added extra windows, and extra space. They tell you that you have 2 weeks to sign, but if you are in regular contact with them after the tender presentation, then they should be willing to extend that time. Don't feel pressured (easy to say, hard to do) - you are in control, and they really want your money. Good luck with it all. As a side note - we were fairly conservative with upgrades and we still spent around $50,000-$60,000 extra once we got down to the detail of the place. Most of that was kitchen, flooring, and electrical. It adds up pretty quickly. We have one coming up on Monday (for bricks, roof, frame etc) and wondering if it's worthwhile being there or if they see you as a pain? Thanks. Re: Who else is building with Eden Brae? 15071Apr 18, 2018 9:49 am Finished the tender meeting yesterday. We were shocked to see a whopping $10,000 more than the estimate. Because of the land's slope (1.5m from front to rear) and council requirement, they have to lower the garage to some level (forgot the "mm"s) which added close to 11K extra. And things I don't understand is, why they changing $2600 for 175mmx285mm (1000mm wide) step. This step is to connect Porch to the driveway. I will get the more detail about once I go home. Anyone here had similar experience? Any suggestion. The Tender presenter was suggesting to delete the driveway and steps which will give us 8K credit and finish the driveway by myself after moving in. Thanks in advance Current State: Slab/Frame/Bricklayer/Lockup/Lining/Stairs/Kitchen/Wet flooring/Painted/PCI/Got the Keys My Thread: Building Windsor 40 with Eden Brae (Caddens) Re: Who else is building with Eden Brae? 15072Apr 18, 2018 9:55 am InvincibleInDN Finished the tender meeting yesterday. Re: Who else is building with Eden Brae? 15073Apr 20, 2018 11:49 pm Anyone did the Energy Efficient upgrade with Stegbar? Sales rep told us it applies to all external doors and windows except entrance door only. That's fine but on our final plan, the doors to alfresco are not coded as "trans" while the rest (except for the entrance door) are "trans" The entrance door has translucent glazing and it's coded "trans glaze" Also, does "trans" mean Energy-efficient? Many thanks -edited on 27/04/18- So we've got our answer. Trans glazing can be done on top of the Energy Efficient glass. The drafter made a mistake and put Trans glazing to all of our doors and windows while we're only having them for 2 places. Although we were tempted to get that "free" extra, we didn't want to block the sunlight for the entire house - That's what blinds and shutters are for, plus they are more adjustable. Re: Who else is building with Eden Brae? 15074May 02, 2018 5:43 pm Hi everyone, We are building the Tallowood 26 and will have timber floors upstairs in all bedrooms and the hallway. We initially chose not to get insulation between the floors, however, we are now seriously reconsidering as we are worried about how sound will travel. Our colour selections consultant strongly advised that we get the sound screen insulation as it will reduce noise by 75% and help with heat and cold. She hasn't provided us with a quote yet but did inform us that it will cost $250 to redo the BASIX report. Just wondering if anyone knows the cost and if it would be worth it to make the change? Thanks! Re: Who else is building with Eden Brae? 15075May 05, 2018 3:57 pm Hi guys, just saw that our land has been pegged out and wondering if anyone knew what 'o/s' meant? I was thinking 'other side' but not sure? Thanks! If I remember correctly it would be $300/room (?) We were also advised to add but ended up not adding the acoustic insulation. You shouldn't have to pay for BASIX if you're in a fixed price contract. The BASIX cert has to be redone anyway after your colour selection - EBH should expect things to change after the colour selection shouldn't they? We didn't get charged to upgrade the insulation on the external walls and ceilings. We also requested and got a copy of our BASIX cert. No you dont have to sign anything until you are satisfied with the contract and went through it thoroughly. I'd suggest taking the contract home and going over it before signing on the line. I built with EB back on 2009.
