But you have to have the 5% deposit when you apply for the mortgage. Hey guys, I have recently read through this entire thread as we have recently started the process of a new build with homebuyers. Its been really helpful, so thanks to everyone Just regarding the above AlleyPally, we are having our meeting with resolve this week after putting down our deposits for house and land, and at no stage during the initial meeting with resolve where they explained our options did they mention we needed the 5% deposit already saved before applying. In fact she quite plainly stated that we will be applying now under the assumption we would be able to save this up until titling (August) and this would not effect our loan application. We had around $7k saved before putting our $3k down, so at the moment have about $4k left with the view to save as much as possible until August. Our ideal goal is to save the 5%, but with all the costs involved with fees outside of the loan, payments while renting and building, and after handover costs, she stated that we can possibly go the low deposit option if we have to, but did not mention this involves getting a guarantor, she said this option would only need to show things like current rental agreement and other non true savings to get the go ahead for that. So I guess now im worried about why she would say we can apply without already having the 5% saved, and also if we ended up needing to go the full low deposit way that we would need a guarantor! Im not seeing us needing to go the full low deposit route as we saved $30k last year without trying (but spent it on a holiday! Doh.) but still not sure if she mislead us on that being an option without mentioning guarantors. We probably should have asked more questions, but they made it seem so simple and that we were basically already approved with pre approval! We didn't have 5% savings when we signed up initially. We paid 5% of land and a $1500 deposit to HBC. We used our own mortgage broker who is a family friend. Our first inspection (slab and frame) did not go well. Major defects were uncovered. I'm extremely upset and disappointed. HBC will be responding within seven days and will prioritise the rectifications but trust has been severely damaged in my eyes, so much so I am considering booking extra inspections. It is heartbreaking isn't is? It really is given they pride themselves on quality. The inspector said to me the sad thing is that this was a reasonable inspection when compared to some of the other builders and inspections he has done in the past. I'm reevaluating our entire mat leave budget now to see if we can afford extra inspections at every stage. But using inspector is definitely worth it for the peace of mind.
