Browse Forums Building Standards; Getting It Right! 1 May 24, 2020 9:05 am Hi guys, We are about to reach handover. During PCI, we spotted there's this one articulation joint where it has caulking from the top all the way but not near the bottom(about 2 feet from the ground) because it was blocked by a downpipe and theres no way to reach it without removing the pipe. I can peek it though and indeed there was no caulking in it. Obviously i think the downpipe was installed first before the caulking was done in the joint. My builder said its alright but I'm not that convinced. Can I have your expert advice please? Thank you. NSW standards say "Where required, control joints are defective if they are not sealed in accordance with AS 3700". Presumably they can show the relevant bit in AS3700 that says "if we can't reach it, it isn't required". Re: No caulking in articulation joint behind down pipe 3May 25, 2020 8:54 am superfly1130 I am not an expert but I reckon if you let this one go and make the final payment for handover you will have no hope of getting the builder to fix this properly. Particularly as they say it’s alright! WTF. A licensed plumber will want $500 to come back for this and your builder won’t want to pay unless they can blame and 'back charge' someone. Thats why they are BSing you now. You need to balance your costs of delayed handover however because they may try this on. This principle applies to all defects that cost builders admin time and money to fix. Re: No caulking in articulation joint behind down pipe 4May 26, 2020 5:23 pm Thanks for everyone's input. I will then come back and push the builder to fix it before handover. Thanks so much! To my understanding early saw cuts are to control shrinkage cracks, so doing them now would be pointless. Control joints may reduce ugly cracking during periods of soil… 3 9858 Hi all I need a guidance on how far I need to space expansion joints in the concrete driveway and its type (keyway/foam.)
