Browse Forums Building Standards; Getting It Right! 1 Nov 29, 2019 6:39 pm Hello, Great forum with lots of info....Love looking and decided to join as I need as much info/help that I can get!! Have a shed on property that I turned into 1 bdm dwelling. Doing things the wrong way round and trying to get a retrospective approval. Shed or Dwelling has not been approved....I know I've done things incorrectly but trying to get it all sorted now. I thought it was all looking good so far as have all the certificates for plumbing, electrical, structural, termites, glazing etc etc. Can meet all the requirements with council for overlays, setbacks etc.............but have just found out that after a reconfiguration of a lot on property a small part of the conservation covenant runs right across the dwelling. The Covenant relates specifically to building a dwelling and this is all that is listed on the registered covenant - any dwellings are to be located so that they do not encroach within the covenant area. Any ideas where we will stand with this? Shed was there before the reconfig and before the covenant was registered. Am wondering how council will look at this. Located in Qld. I am not familiar with QLD but if council refuses in Vic. you can appeal to VCAT it may be similar over there. It doesn't cost to talk to the council and it does not cost to be nice, give it a try. Not yet, I haven’t asked council as we are going through a building certifier and have asked them but they have not got back to me with an answer yet. I think I will go to Council next week and ask them. They have been great with the process so far in providing advice and best way forward. I guess I got caught up reading all the info about “not” building in covenant areas which I totally understand but just couldn’t find info on what happens when a building is there before covenant (albeit unapproved) Is it possible to render an old corrugated iron shed.I have heard that it can be done if it is covered with chicken wire first.Not sure of the ratio of the render mix and… 0 4918 Thanks.
