You will pay about $500 per stage for their normal progress inspections and many thousands for these expert witness level reports. With lawyers fees at around $500 per hour this makes it not viable for ordinary people to pursue their rights in court. The volume builders know this. To get a quality build, first you need a realistic liquidated damages amount like $1,000 per week that provides incentive to the builder to complete on time with quality and second, make regular inspections and legally (with the appropriate dispute process) withhold the progress payments if the work is not done to the contract plan and the building code standards. If things go wrong don’t expect the government to help as the current compliance & regulatory regimes and the legal process is ineffective. Issues reported about the recent high profile building process failures such as opal tower and mascot are replicated across both the high rise and stand alone house building industry across Australia.
