We've been in our new home for three months now. I'm noticing more and more mortar cracks. We have had construction manager out who has said it looks like it's just been cleaned too hard, and one particular area stressed at a loading point (something to that affect). Solution was to repoint areas of high traffic (facade and alfresco), then Nawkaw for a colour match. Otherwise I have been told it is to NSW standards. I feel very uneasy about this. He said it's not pressing issue but certainly a defect that they ahould rectify. I'm not interested in naming the builder. I just don't want to be up for the cost if it's left as is and crumbles in a year or three. It is unlikely you have a serious problem but observe and keep photos and records. Your inspector should be able to give you proper advice. In NSW it's seven years but the builder says this is not structural. Its the flashing and is normal. Some builders cover them up others just leave them handing.
