I am reading the following Clause from the NSW CDC guidelines:
Clause 3.12 (3) Maximum area of attached balconies, decks, patios, terraces and verandahs setback from side or rear within <6m; and with a floor level >2m above ground : 12m²
The above guide is for balconies less than 6m from any boundary AND above 2m above natural ground level.
My question is: If the balcony is greater than 6m from all boundary, can you build a larger than 12m² balcony?

I know it has taken a long time for someone to respond but hoping at least someone might get something out of this reply.
You are correct that if can build a balcony larger than 12sqm under CDC if the balcony is greater and 6m from the boundary. The clause only provides a limit if it is within 6m AND over 2m off natural ground level... therefore if one of them doesn't apply to your development then the size restriction doesn't apply.
The Exempt and Complying legislation is very difficult to read sometimes and it is often a process of elimination.
