I have a scenario where water leaks through the back door of my garage each time it rains. Right now damage is minimal but likely to get worse over time. Ive raised it with the builder who've fobbed me off, giving me the "not required for class 10 buildings" excuse. I've checked the NCC and the below is the relevant excerpt: P2.2.2 Weatherproofing A roof and external wall (including openings around windows and doors) must prevent the penetration of water that could cause— (a) unhealthy or dangerous conditions, or loss of amenity for occupants; and (b) undue dampness or deterioration of building elements. Limitation: P2.2.2(a) does not apply to a Class 10 building except where its construction contributes to the weatherproofing of the Class 1 building. Does this mean that i can argue that (b) is still relevant? effectively the water ingress can cause deterioration to building elements? I can imagine the builder response will refer to the limitation set out in P2.2.3: P2.2.3 Dampness Moisture from the ground must be prevented from causing— (a) unhealthy or dangerous conditions, or loss of amenity for occupants; and (b) undue dampness or deterioration of building elements. Limitation: P2.2.3 does not apply to a Class 10 building where in the particular case there is no necessity for compliance. However when I read 2.2.3, it reads as if the dampness being reffered to is only dampness from the ground, not dampness from water ingress. Look forward to some educated responses! Slab should either be set down or be sloping toward outside to prevent water coming into the garage. Maybe a weather seal will work. The water is entering through the back swing door that is not weatherproof. I have since gotten a response from the VBA. 2.2.2b is still relevant for class 10 buildings, they are not exempt as the builder would have tried to have me belive. yes a weather seal is a potential solution. The issue was the builder claiming the garage door was exempt from being weatherproof...because while they might be able to nail two boards together (maybe) they certainly have trouble with comprehension thanks guys! yes this is how I've exactly raised it with the builder. still awaiting response. 12 6066 Whats in the gap between the fence and the concrete?
