Browse Forums Building Standards; Getting It Right! 1 Apr 03, 2017 7:48 pm this story pertains to the state of Victoria. recently had a 2 x 6m deck built as an extension to a small covered patio. the legitimate, registered builder subbed the job out to a carpenter, who did a great job on the deck itself. however the builder also had the chippy install the colorbond roof (skillion) and all guttering; he single-handedly built the whole structure. come the first rain after having everything stained and painted, we discovered two major roof leaks and the water p*sses down like a curtain between the guttering and fascia on the new roof. builder said he'll send chippy back to fix roof. I said no, he shouldn't have built it in the first place as it's a roof plumber's job, either send licenced plumber or I'll get one in and send you the invoice. builder tried to convince me it's ok because it's just a small (2 x 4m) area and the carpenter is better at this work than "any so-called roof plumber" - evidently not! now he has refused to honour the warranty, all because I insist on going about it the legal way. other than reporting him to the VBA and destroying him in the process (I have it in writing from him that he's not used a roof plumber for quite some time) is there another building authority that can compel him to make repairs using an appropriately qualified and licenced tradie? thank you. --- Watch out! You are in Victoria and the VBA was inexplicably set up as a toothless tiger under Matthew Guy's watch. The only recourse is V-CAT which was originally set up to ease the pressure off the courts but it has become a perverse distortion of its original intent and cost prohibitive for most. Unfortunately, it is your only option. Why are you shaking the hand of the guy who is punching you in the face? 3in1 Supadiverta. Rainwater Harvesting Best Practice using syphonic drainage. Re: Builder caught in breach of regs refusing to honour warr 5Apr 04, 2017 6:39 pm Maybe first see if he can fix leaks, if not then proceed with further actions, best result would be for your roof to not leak, or it could take months and months or years before you get a good outcome. Re: Builder caught in breach of regs refusing to honour warr 6Apr 06, 2017 1:50 pm Be pragmatic and let him try to fix it, bit supervise the work and make sure it makes sense to you. Yes I know, you shouldnt have to but we live in strange times..... Re: Builder caught in breach of regs refusing to honour warr 7Apr 06, 2017 4:54 pm SaveH2O Are you able to post some photos? hi SaveH20, that would obviously be ideal but unfortunately I'm unable to get up on the roof due to mobility issues. I'll be getting a plumber up there in the coming days to take some pics and write up a bit of a report on the state of it all. --- Watch out! I'm verbose. I agree with you there on it taking forever. I think the problem is larger than first thought as I have just confirmed that the rain head was installed on the wrong downpipe... on the opposite side of the house and not where indicated on the plans. --- Watch out! I believe this is correct. From the picture you can see the power was put in last so the electrician knew where the water was. Really it's a common sense issue more… 4 5152 Hi Mofflepop, I would recommend finding a building designer to prepare plans, they should design to your specified budget. The benefit is you can tender the project out… 9 20413 |
