Browse Forums Building Standards; Getting It Right! 1 Aug 22, 2016 6:09 pm Hi guys, I have 4 steps that lead to a 1.2m long landing outside my house. These 4 steps each have a riser height of 160mm and a going of 350mm. The landing is below the FFL of the house (to reduce the likelihood of flooding), a picture of this with the landing partly constructed can be found at: http://imgur.com/2oiUVIe I don't know whether the "step" from the landing into the house is considered a proper step, or whether other BCA requirements apply. 1. What is the allowable range for the vertical distance between the landing and the FFL of the house? Would it be 115mm - 190mm like a normal step? 2. Is the transition between the landing and the entry (FFL) considered a step, and as such must it have the same dimensions (in terms of tread height) as the other 4 steps that lead to the landing? I just checked my neighbour's place and their FFL is only 50mm above the landing. I have a blank template so i can adjust the heights in any manner that is compliant. Initially i thought 4 steps of 160mm plus another 160mm to get from the landing to the house would be good (compliant), but I'm not sure if 160mm would be comfortable as a step right outside the door. Appreciate any help. Cheers Rob. Re: Step height in door (threshold?) 2Aug 24, 2016 11:25 am The BCA as you've found states a min of 115 and a max of 190mm but over the years I've found a rise of 140-150mm to be the most comfortable in a run of stairs. For the sake of conformity, whatever you choose you should make them all the same - floor to landing, landing to step and then step to step. You should also make sure with your landing butting up to your house ( and elsewhere as well ) you are not compromising the termite proofing to the perimeter of your slab. Stewie Re: Step height in door (threshold?) 3Aug 25, 2016 7:44 am Hi Stewie Thank you for your input, great advice. I will ensure that all steps/transitions are uniform. I managed to get some advice from a friend of a friend (who is a Private Certifier), below was his input. I'm posting it here in case anyone else in interested. Dear Rob, The size of the step in the door threshold needs to be no greater than 190mm, and no less than 115mm. The size of that step has no relationship or relevant to the size of the risers in the ensuing steps that are beyond the door landing. i imagine you also have another contract with an architect? and yeah, whatever other's said about special conditions and appendices 16 16026 the step up is 30mm and wanting it to be flat . how much does the concrete have to be lowered .we plan on removing bath and lenghten shower and adding seat. the old bath… 0 11837 Do I need to concern about this pattern of crack? Is this crack showing some signs of bigger problems? Thanks for any suggestions! 1 1919 |
