Re: [Urgent] Advise please - Weep hole 21Jul 25, 2016 12:36 pm Just for anyone that is curious of the outcome, quoting their response: The purpose of the weep holes is to remove moisture egress and allow water to escape should there be a “catastrophe” where the home floods and the cavities fill with water. The weep holes being at footing level allows the water to escape instantly rather than installing them at 0c and the cavity having to fill up before the water escapes. The weep holes will still be fit for purpose, should you landscape over them and is standard industry practise. No way of getting through to them but to accept that perhaps even if completely covered, they still serve the purpose of drainage so long as the obstructing material is permeable? It doesn't require a catastrophic event to flood into the weep holes if the weep holes are near to or below the finished surface level. Low weep holes also provide termite access. Yes, the bottom of the weep holes should be at footing level and they are but that is not the point under discussion. The ground levels are required to be 150mm below the DPC (bottom of weep holes) and that is not the case here. This is simply yet another example of a regional non compliant practice becoming endemic and the regulators remaining inactive because of the enormity of the practice. This has happened before with regulators ignoring other non conforming widespread practices, some of those practices leading to "catastrophic" damage and innocent home owners unable to make insurance claims totalling many, many millions of dollars because the cause of the damage was non compliance. Weepholes must not be obstructed and must be above adjacent external surfaces so that DPC "typically at bottom of weep holes" is not compromised. In a situation where weep holes are not functioning properly and there is permanent dampness , it will increase termite risk or be conducive to fomation of mould "both are undersirable".
