Browse Forums Building Standards; Getting It Right! 1 Jan 28, 2016 10:17 am So I had a site meeting with my builder yesterday (3 units townhouses development at lock-up stage) and I pointed out that the wall between my 3rd unit and the neighbour property was not rendered. The builder told me that the wall was never going to be rendered due to lack of space but they made a mistake by using the red bricks instead of the cream colour facebrick for the walls. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The builder is suggesting covering it up with metal flashing at the front and the back so we can't see the bricks, but I am not sure if that's a good idea. Is water going to get into the bricks and affect my paintwork inside or cause any other problem e.g. rats?? Anyone has any ideas on how they should fix it? The Shed and the other unit are a different problem. Hopefully a brickie or a building inspector can chip in with their thoughts. The picture 1, 2 and 3 are the same wall from different angles; it's like 30cm away from the colorbond shed next door. The builder wants to fix a metal flashing from the wall to the shed so you won't see the gap and brick wall. I don't really know if that's a good idea Some advice from brickies or inspectors would definitely be very helpful Re: My builder used the wrong bricks for a non-rendered wall 4Jan 30, 2016 10:57 am I'm not sure I buy the access issue - they needed access to lay them in the first place, right? I'd insist on the render. I would be worried about moisture. When the wrong bricks are used, usually the brickies demolish and rebuild. Not that uncommon. The brick work is not structural if in Victoria. Fast work to demolish and can be done very precisely these days with an arbourteck mortar saw. I would be expecting replacement. The wall shouldn't leak. All brick work absorbs water that is what the gap is for between the wall and the frame. Or if you agree to the metal strip don't just accept a credit for the difference, get a discount. there is only 20% difference in concrete strength between 20 mpa and 25 mpa, so check with your engineer first if it fits his calculation tolerances.
