My partner and I are currently planning to build and are going to be presented our tender on Thursday. The block is near Newcastle with 1.4m of fall across the entire building envelope and the soil has been classified as M1. Overall the block is relatively flat (around 2m fall across the length of the block ~50m) and has not had any fill added by the developer. I have managed to obtain a copy of the tender and have noticed two items that were unexpected (approx $3200): - Import 20 tonnes of fill for benching of the site - Additional 27m of concrete piering to slab area The site plan shows that we will require 700mm of both cut and fill (which are around 50:50 by total volume). When asking about the additional fill the builder stated that they require a larger volume of fill (50%) to allow for compaction. My understanding is that the cut should also swell and reduce the volume of fill that would be required. Any geotech engineers on this forum? Additionally the house is only 25 squares (single story) with only 700mm fill at the back corner of the house. Does 77 lineal meters of piering sound reasonable? I know that our sites costs are low but I want to ensure that they numbers I have been quoted are reasonable and just. The only other item on our tender that seemed on the low side was a credit of $372 for removal of the concrete slab in the alfresco (16 sqm) as we will be installing a deck. Thankyou!
