Browse Forums Building Standards; Getting It Right! 1 Jun 24, 2015 9:30 am Hi all, Our house has been through PCI. During PCI and prior to PCI we have mentioned and documented the poor quality of external sand finished render. During PCI we were adamant that front if house had to vastly improved. This is their patch and paint job Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ There are also still chipped edges on front elevation and I'm so over this - how many times do we go back and delay handover?? My brother is a house painter and is shocked at their prep. SS only seems to say "it's really hard to find good trades these days". We're paying $400k and they've had 16months (Perth) Your advise - keep getting them back to further 'fix' or cut and run - get it done ourselves. Thanks & I know this is a cosmetic issue so may be trivial to some Re: Render patching 2Jun 25, 2015 8:44 am Quote: SS only seems to say "it's really hard to find good trades these days". That's not your problem, it's his. They knew that when they took your hard earned cash and accepted the job and are now asking you to accept sub-standard work. I know what I'd be telling him... Stewie Re: Render patching 3Jul 03, 2015 5:11 pm Hi Denten, Stewie is correct. But just looking at your one photograph, the joint of the wall panel abutting the brickwork beyond seems rather messy nearing the capping flashing - top 5 courses. I also suggest you find what you can and then move in. Looks as though you might need a bit of help. Does your brother the painter know a roof tiler (pointing top coat usually far too thin) or a wall tiler (gaps at junctions usually nil instead of required 3mm minimum), or a renderer (minimum thickness). They are each supposed to be expert in their areas. And there is always a building consultant but first beware their disclaimers. Many do not get on the roof or in it. Although insulation can be discovered to be faulty from underneath with expensive equipment, it can also be found out much more cheaply by a nimble consultant inside the roof. Insulation is supposed to sit flat on the top surface of the plasterboard... impossible if it is draped over pipes and conduits and timber battens. When not touching the plasterboard ceiling lining hot air enters between and it's useless. There should also be no gaps at truss bottom chords. Just a few commonplace defect pointers for free, Cheers Leonardo_23 Re: Render patching 5Jul 03, 2015 9:47 pm Thats rough!, lucky you have the downpipe there, easy to fix Oh no! I would use a can of expandable foam ( there are some that will take render) then cut it back and render over the top 1 4143 Hi Alex, Thanks for the reply again. I had a chat with the builder, he said he will use primer, then hydrotec which comes with colour and sealer as well. A Renderer I… 12 18076 I am looking for someone who might have tackled a similar issue as me. I have a few rendered interior walls, the surface condition is hardly flat. I can see all the bumps… 0 7964 |
