Browse Forums Building Standards; Getting It Right! 1 May 31, 2015 5:04 pm Hi Everyone I was wondering if anyone would be able to help me on building standards for balconys? My house was built in 2009, and I have recently noticed the balcony leaking down into the to potico at my front door. I've had the silicone (chaulking) along the edges of the tiles redone and also requested the builder to come out and look at it. The builder said it was leaking because of the silicon coming apart. The tiles have since lifted and the grout is starting to have cracks. I asked a balcony repairer to have a look and he said the waterproofing has failed and it will cost about $8K to have it repaired and that the builder should be fixing it. Can someone please tell me the BCA requirements for balcony waterproofing? Thanks Re: Leaking Balcony 2Jun 01, 2015 12:57 pm There arent any requirement unfortuantely. Unless there is a habitable living area underneath it. Your best bet is to riip up the tiles urself, waterproof it, then pay a tiler to re tile! If it was part of the original contract drawings then standard builders warranty should apply which in NSW is 6 years from memory. Contact the NSW Dept of Fair Trading. I remember reading (although not state specific) that waterproofing regs are different from requirements of where waterproofing regs must be adhered to, and that balconys are practically allways exempt because they are outside.
