If not whats the implications of not having this done? I did not ask for this and it did not occur to me to have this put in the building contract because I always see homes built with this wrapping and though it must be a standard thing. I had concerns over these batts installed and touching the outside brick walls wihich may allow transfer of moisture. But apparently the install method is to use string around the outside of the frames to hold the batts back. Was also told by the builder that wall wrap was only used in bush fire areas, but all homes Ive I have seen so far have the wrapping. Re: House wrapping mandatoy? 5Mar 25, 2015 7:31 am Wall sisalation/sarking/foil wrap is another good way the help insulate your home or rather improve the insulation of your home particularly if you use one of the higher rated materials. Depending on where you live I'd also increase your wall batts to R 2.0 and ceilings to R 4.0 as well. But yeah, it's a standard building practice just to improve insulation:) Different products used for wrapping serves different purposes, like if you use sislation for wrapping the wall it will enhance the insulation capacity of your home at the time of winter & summer and also doesn't allow moisture to enter the frame because of its air, vapour & radiant barriers. For a modest house the cost of the wrap is about $600 plus some fasteners $50 and some sisalation tape $30 plus labour and builders margins. Try $200 for the wrap, $2 worth of staples, no one uses tape (they lap 50mm instead) and about 1-2hrs for one guy Re: House wrapping mandatoy? 9Mar 30, 2015 11:35 am I worked it out to be about $400ish just in material cost for my home, top and bottom storys. I could do this myself with a carpenter mate, but not allowed due to builders rules. However I asked our SS about it and quote to install it, he sounded reluctant and said something about the brickies will now have to use a different brick tie and that its wasting money since I have normal batt insulation already. However if I really wanted to get it done it will cost me $2500. I was taken back by the cost and markup to do it so I decide not to get it done now. I now feel that I should have done more research into all aspects of building a house so that all this type of items have been included or negotiated prior to tender stage. That way you still have the upper hand by walking away and so the builder will be more competeive with their pricing to get your business. Instead of using a brick tie that nails onto the side of the stud they use one that is nailed onto the edge of the stud facing out over the sarking. Big deal. A waste eh? He obviously doesn't know much about increasing the comfort factor of a house by increased insulation. The most important thing you can do: properly seal around the window and door opening flashings with that 4" wide sticky foil covered tape and tape the sheets together tightly where they overlap. Extra time and care spent here saves a lot of aggravation later.
