Im in the early stages of construction of a house by a project builder. I would like to know what/who type service/person/consultant I need that will actively supervise the house building stages for best pratices by builder/contractors, quality of their work and to communicate with the builder about all compliance matters that may arise?
Ive been researching Building Inspectors, but all the ones Ive been in contact so far will only provide me with a report if the work done is "compliant" and a list of any defects. However I find this type of service is reactive, reporting on work already done. Which can be used to get the builder to fix things but a lot of your time/money can be wasted in dealing with legal processes etc. Apparently these inspectors dont do any dimension checks for ie SLAB Stage, slab dimesions are correct, or heights/RL levels etc but somehow they will report this to you after the slab is built?? And the reports seems to come with a lot of disclaimers. I dont want to be in a situation whereby various building Industry people all missed the slab being pour too high and somehow no one is to blame.
However I want a proactive service, whereby someone comes in to bat for you , who will look after your best interest at all times by being on site watching the tradies/contractors, checking their work if enough materials are used and if they employ "best building practices" (not the same as "compliant") and to communicate with the builder if required. He/she will be used for the major stages eg Slab, Frames and PCI. So if the work was completed properly in the first place, there wont be a situation or less potential issues that arise later?
ie Slab stage, this person will check out depth of footings, enough chairs, reo & mesh is used, dimensions/RL and height of slab is correct, if concrete pour is done on a hot day to ensure mitigative measure are put in place to avoid slab curing too fast? etc
And to use his knowlege in the building rule/regulations, BCA to communicate with the builder when issue arises to rectify issues that may arise.
Am I expecting too much?
