Hi all. In the very early stages of planning a demo & build.
I have a quarter acre block in vic park zoned R20. Plenty around me have been developed to put another house in the back, but as I consider how to develop this site I thought I'd rather split it longways and put up 2x 2 storey houses, it's a 20x46m plot.
I've spent several hours trying to research how this might work, and think I've found out the following:
Street setback is 6m, this is measured from the footpath, don't see a problem there
Garage width may be 57% of the building frontage - odd number but ok...
It would appear from the R20 code (think this is statewide?) a 6m high wall would need to be 2m away from the side and rear boundaries.
It's that last one that's throwing a spanner in the works. So that only allows for a 6m wide house, plus the garage can then only be 3.4m wide, which certainly isn't a double.
Thing is I see umpteen local 'narrow block' builders with plans for 2storey places to 10m blocks with double garages on the front.
How are they doing this?
