Browse Forums Building Standards; Getting It Right! 1 Dec 03, 2014 11:11 am We picked a lot which according to the site survey and contour diagrams, was flat and didn't need any retaining walls, compared to lots which needed retaining walls but lot prices were cheaper. Now when we are starting to build, the engineer's report (approval) says we will need a class C timber 15OH at max along one side of the lot (and 350H for a teeny bit in front of the garage). Since it's the engineer's approved plans, I have no problem complying with it. However, the person who will be working on the retaining wall is advising us to put 600mm timber wall through out since 'you will need to put one in later for the neighbours on the right side (garage side).' The right side lot hasn't been sold yet, and I don't understand why should I be bearing the cost of their retaining wall when our build doesn't need one. If the lot had been sold and settled, I might have considered contributing to the cost of the retaining wall with them if they needed to put in a 600mm and we needed 150mm. Bit confused with what should we do. Should we follow the engineer's spec and just get what's pointed out according to the engineer's plan? I don't want to put up a 150mm timber retaining wall today only to have someone come back in a month or two and say "Oh but you need 600mm wall there.". These are our site plans for reference: http://i.imgur.com/JEXaBhg.jpg http://i.imgur.com/c4gtAxr.jpg Any advice will be highly appreciated. Thanks. Re: Need advice about retaining wall construction 2Dec 03, 2014 11:51 am I can't work out what your site plans are saying but basically you only need to retain your block to the natural level. So if you are cutting your block by 150mm then you need to retain to that height. If your neighbour then chooses to fill his block by 500mm that's his problem to deal with. Obviously it might end up better for both parties to collaborate and share the costs but you don't have to. In my case, both my neighbour and I were both cutting our blocks by a similar amount and as we were both going through CDC we would have ended up with matching retaining walls 2m apart along the boundary. Luckily I worked this out before we started anything, got in touch with them and we've agreed to cut to the same level which eliminates both walls. Re: Need advice about retaining wall construction 3Dec 04, 2014 10:36 am Thanks Matt. Does H at max fill point indicate height? Yeah I thought the adjoining lot was sold, but found out it wasn't. Would have been easier if we put up the retaining wall together. I'll get some quotes done. I was going to put a H4 sleeper under my timber lapped fence anyways, so having the small retaining wall will not need that sleeper anymore it looks like. Cheers.
