Browse Forums Building Standards; Getting It Right! 1 Oct 17, 2014 6:44 pm Hi, just back from the site and found some possible dod*y work, hope I can get some opinions here. Firstly, two of the joists where upstair balcony sits on are not sitting on the bricks like the rest do, they are just nailed together to each other. This really worries me.Here are the pictures I took. https://www.dropbox.com/s/ihu26by5dirks9z/WP_20141017_17_13_34_Pro.jpg?dl=0 https://www.dropbox.com/s/y1cuk1el6hd0hri/WP_20141017_17_00_10_Pro.jpg?dl=0 https://www.dropbox.com/s/mroi3xx193ljzyv/WP_20141017_17_00_23_Pro.jpg?dl=0 Secondly, there are some short joists(not sure how to call them) in between floors. One side of the room has a full row of it, the other side has voids in between. I also found the material for that sitting in a pile of waste. Is it normal? Hope I make sense, here are the photo https://www.dropbox.com/s/9k0c9uofw76pqqi/WP_20141017_17_12_00_Pro.jpg?dl=0 One that has a full row. https://www.dropbox.com/s/1978mepuxwihfoj/WP_20141017_17_01_19_Pro.jpg?dl=0 One that has voids in between short joists. Lastly, there is a puddle just constantly there in a spot of my slab. I inspect site every week, it just seems never dry up. Don't know if this could be an issue? https://www.dropbox.com/s/12i2dloccwy2ztb/WP_20141015_17_46_52_Pro.jpg?dl=0 I might be overreacting on some of the problems, but please let me know if there are something wrong in the pictures. Any suggestion is appreciated. Re: Some Joists, frame issues and a puddle in the concrete 2Oct 19, 2014 11:50 pm Hi aguan28, The framing seems OK in general. The short joists are trimmers often to allow for future services plumbing, electrical, heating etc... or because in one instance brickwork was carried up t the next level. These are perfectly alright as long as a structural engineer says that the joists each side that carry the trimmer and its joist load are adequate to that task. Worth asking about that. The puddle in the shower recess should be removed regularly I suggest, particularly if the water is wetting the frame. There is no excuse leaving it there if the roof is on for instance. Hoping that allays some of your concerns, good luck with your build. The brickwork butt joint looks messy. I would also ask the builder if he is happy with that, Leonardo_23 Re: Some Joists, frame issues and a puddle in the concrete 3Oct 20, 2014 2:39 pm Leonardo_23 Hi aguan28, The framing seems OK in general. I'm not too concerned with the brickwork on the inside if its just aesthetic, but will let the builder know. My biggest concerned is still the joists that hold the upstairs balcony, the joist on the far right is not sitting on anything, its just butt jointed to the brickwork by concrete , I assume it wouldnt provide enough support for the balcony above on that side? https://www.dropbox.com/s/mroi3xx193ljzyv/WP_20141017_17_00_23_Pro.jpg?dl=0 Overall the builder is quite good up until now, but I still prefer to gain some opinions before speaking to him about issues to keep our relationship in good terms.
