Browse Forums Building Standards; Getting It Right! 1 Oct 03, 2014 7:47 pm Hi All, I have got contuor survey done. I have given variation as; 01. Provide a provision allowance for the importation of clean fill to site for creation of building platform $900 02. Provide concrete dropping edge beams around the primeter of the slab as required to retain all fill within perimeter of the slab $5,548 03.Drop garage floor level due to importation of fill & concrete perimeter dropped edge beams $ 768 All up $7,216 do you think this is fair for level block? I have just signed the contract & 1 week after I have given this variation. Re: Contour Survey Variations 2Oct 04, 2014 7:04 am They need to explain those terms to you.If you look at the contour levels this should tell you how much fall there is across the building envelope. From that you can work how much cut and fill is need depending on your finished slab level. If they have to bring in significant amounts of fill to level the building pad this will cost extra and if it is not compacted then your beams will have to be deepened into natural soil. No 3 is interesting, lowering the concrete level cost you more? and "concrete perimeter dropped edge beams $768" thought you paid for this in No 2 Re: Contour Survey Variations 3Oct 06, 2014 5:49 pm Hi alexav, This often happens when the original contract was for a flat site classification M and so on. The thing to do next time is to give them the site plan before you sign the contract... anyway I agree with insider that you should look very closely at the respective levels. And with the dropped? garage are there going to be extra steps to fit in.... and is this possible? Good luck... off to a rocky start. Smaller builders go to the site and assess these matters usually and before you are hooked into an unrealistic contract price with these matters (below floor level) often not even known and/or considered, Leonardo_23 Re: Contour Survey Variations 4Oct 06, 2014 9:38 pm In essence it looks like the want to use the slab perimeter edge beams as the retaining wall. Retaining walls are often expensive in themselves. Ask them what options you have? Ie controlled fill and compaction and then a traditional retaining wall. House built on bored piers etc. I'm no expert in that stuff but those are the sorts of questions I'd be asking. Give "Holt Surveying" they are based around Eight Mile Plains 3 8725 It seems very clear to me that your contract states that a security account does NOT need to be established so the answer to the builder is NO. If in doubt find a contract… 1 8501 The fastest thing a builder will do is bank your cheque, those systems work perfectly with lightning speed, everything else is slow burn. Just the way it is. 1 8702 |
