Aside from the incorrectly (99% sure it is) strap brace and the lower story top plate that seems to have failed??? Edit: I think the carpenters screwed up the location of the triple studs, recipro'ed them off and moved it across. Still near certain the brace is both incorrectly installed now, and was done before they moved the studs Re: New house frame issues 184Dec 17, 2014 9:04 pm RedHotMike.... you are correct! The strapping is not connected to anything and the top plate has failed! Re: New house frame issues 185Dec 17, 2014 9:10 pm tlblhayward RedHotMike.... you are correct! The strapping is not connected to anything and the top plate has failed! It was never ever installed correctly from the start. Sadly correctly installed brace as per AS1684 is very much the exception on near every volume built house I have seen. Unfortunately most inspectors either don't know, don't check or cast a blind eye to it. Being a triple stud, I'm assuming a rather substantial point load which should have support directly under the upper story bottom plate down to the lower level and corresponding studs in the lower frame. The blocking is definitely not there and I'm willing to bet the studs have not been installed in the lower level. Let me guess - roof is loaded??? Re: New house frame issues 186Dec 17, 2014 9:27 pm That is correct RedHotMike... the roof is fully loaded! Insulation installers are so hit and miss, yours isn't going to be doing much between floors Any thoughts on the frame? Re: New house frame issues 192Dec 18, 2014 9:12 pm The joists are fooked and the floor has dipped. Frames do settle but without even being finished yet it shouldn't and certainly not that much anyway. What happens to it when you love in and get furniture weight and people upstairs? It's not built to a standard that I would want and Id be asking it to be fixed. Also your vapour barrier has massive rips and tears in it. I'd be getting them to fix that too, having tears defeats the purpose of having your house wrapped. I've only seen a few houses in my estate that have actually had the house wrap done correctly and taped around windows and meter box correctly. Mine wasn't so j had them fix it then one window they just couldn't conceive the notion so I foul taped it myself. Re: New house frame issues 193Dec 19, 2014 5:30 am A very common inspection problem is defective or incomplete blocking of point loads between floors leading to exactly the type of plate deflection shown on photos. I find it all the time at my frame inspections or at pre plaster inspection. Any hybeam (I beam) or truss even slightly out of plane is of high concern and should be rectified immediately. Re: New house frame issues 196Jan 03, 2015 10:17 am Are there any requirements (e.g. extra blocking) when floor joists do not sit above studs? Most of my house is like this! Re: New house frame issues 197Jan 03, 2015 10:39 am do you have double top plate? it looks like this pic that there is a double top plate. my understanding from this forum is that with double top plate misalignment is acceptable, but not with single top plate. It looks like you have a double top plate which nearly always is sufficient. tlblhayward Is there a minimum thickness for bottom plates? Does the requirement differ for two storey houses? It depends on the situation, it's load and support however in most situations being supported by a slab a single 90x35 is fine. This is 100% true.
