Handover was 15 months ago. Subsequently we had a large number of gyprock problems with bubbles, cracks and unevenness on three walls. As this happened during the maintenance period the builder sent their ceiling contractor to repair all the problems. The walls have been sanded, repaired and retaped in places. The walls now need re-painting to make them as new again. My question:- WHO is responsible for supplying the paint - The builder or us? The building commission are unable to give me that information without first doing a written complaint which can take up to 6 weeks he said! Can they give me a basic simple answer, NO arrrgh So if any of you guys have had this problem or know our rights, please enlighten me. Because once problems are rectified by the builder, the house must be returned to its previous condition, namely that of your fully painted walls and ceilings. You shouldn't have to suffer a loss for a builder-caused problem. Haven't had to deal with this exact problem, but your painter had to do the work for the house to obtain a final certificate, am I right? Seems peculiar that the builder could leave the job (paperwork at least) with painting left incomplete. Many contracts have the owners' contractors doing work and it is actually the responsibility of the builder to supervise these nominate sub-contractor works also I believe. Possibly you could read your contract on this issue of nominated sub-contractors... might shed some light also. He also makes no margin on the painting. Maybe it's time to repay his good will and put your hand in your pocket and buy a L of paint. I am looking at building a house.
