Browse Forums Building Standards; Getting It Right! 1 Feb 26, 2014 10:15 pm Our framing went up today and when looking at it tonight my partner noticed that although the waterproof membrane was set under the slab, there is no DPC between the frame and slab. All I can seem to find is that it is recommended to have it (based on the links provided in Liliana's thread) but all the BCA says is that it is required below floor level, which I guess could be interpreted as below the slab? We have a copy of the engineering and all it shows is flashing going under the bricks and leaning against the outer side of the timber frame. Is that really going to do the job? We have had so many hassles with getting the build to this stage but the SS seems reasonable so far. I don't want to get him off side so early in the piece if its nothing to worry about, but we have clay soil so I'm a bit nervous about damp! Any advice? They have stick built the frame and its the roughest frame my partner has ever seen, and he's never worked on a house without the DPC under the framing (he's a sparky) but he works on high end builds so we aren't sure if we're expecting too much and should just adjust expectations down accordingly. Re: Help! 2Feb 26, 2014 11:14 pm This link from bashworth's comprehensive might help. A great reference along your path. http://www.anewhouse.com.au/2013/01/damp-proof-course-dpc/ Re: Help! 3Feb 27, 2014 6:29 am What you have described is perfectly correct. There is no DPC between the frame & slab on a brick veneer construction. The under slab membrane & cavity flashing are the 2 mechanisms to prevent water ingress. Re: Help! 5Feb 27, 2014 9:08 am For piece of mind I would ask the SS why is that the case and word such that you are trying to broaden you understanding. I ask tons of questions from my building company on how things are so that I can learn from the experience and I am a details type of person.... Hi there, long-time lurker but first time posting. I've bought a house 2 and a bit years ago and last year we had some major water damage on a converted pergola area… 0 7935 Yes, unless you are in a low intensity rainfall area or the area is protected from rain. Do you have access to NCC Part 2 or can you download it? I can email you a copy… 10 12523 Thankyou so much 😀 I've decided on White on white for doors and trims, White on white 50% on ceiling and Mt buller for walls. Fingers crossed it will look OK 😀 2 7170 |
