Sometimes its what's beyond whats mandatory at that time or in that place. Sometimes the rules later change to catch up anyway. Why wouldn't you have an exhaust fan in a bathroom? We rented a place once with nothing in the bathroom and it was awful. Or did you mean a fan right above the shower itself? Use to be a toilet needed either a window or a fan, I thought it was a regulation rather than simply a recommendation but its not my area either so I don't know for sure, but it seems sensible to me. Re: Exhaust Fans and building code of Vic 5Dec 31, 2013 2:51 pm The reason I ask is that in the inclusions of Henley they say "100% compliant with the building code with exhuast fans above all showers and were applicable" and I wanted to know if this was true so that i could make sure that the custom builder I'm now going to use also has it included. At the end of the day I will put them in, but if they should be included I want to make sure they are on the plans before I start adding variations. I would say any modern builder who doesn't have an extraction fan in the bathroom would be a concern. From my experience one in the bathroom has been fine without being in the actual shower recess. Should be mandatory if it isn't already. It's covered in part 3.8.5 of the BCA Vol2. Essentially you need a window or door opening to the outside with an area of 5% of the floor area or more. If you are using internal openings for ventilation it's a bit more complicated and in the event of no window etc then a fan ducted appropriately (also covered in the code) is acceptable. BCA aside, for the cost, I'd certainly install one in each bathroom toilet and can be easily done after the house has been finished in most cases. Hi All, see above image.
