Browse Forums Building Standards; Getting It Right! 1 Oct 28, 2013 10:30 am Hi all Not sure if this is the right section. I have been quoted $18k to upgrade from 2.7m to 3.0m ceiling for my build. House is around 175m2. I have requested for a full break-down. I am aware of the OHS changes and scaffolding was mentioned, extra length form frame and more bricks. The other builders (steel frame) that I spoken to have an average of $9k for the upgrade. Is this price realistic? Spoke to a planning officer and she stated they will look at adjoining properties. House ony right is definitely 2.7m or lower but house on left is > 3m. Just want to make sure I dont get ripped off for the upgrade. Cheers boosta Re: cost to upgrade from 2.7m to 3.0m ceiling 6Oct 28, 2013 8:36 pm You will get ripped off. They aren't going to provide upgrades at cost without a very good reason. You have to decide if the extra cost they charge is acceptable. Kinda like wanting that cold bottle of water from the fridge at a cost of $4 when everyone knows the wholesale cost is $0.60. Knowingly be ripped off or be thirsty, lol. Definitely won't consider $18k! http://boostaoakfordsa.wordpress.com Site works: 26/8/14 Trench: 2/9/14 Slab: 8/9/14 Frame: 18/9/14 Bricks: 24/10/14 2nd fix: 24/11/14 Handover: End Feb 2015 Re: cost to upgrade from 2.7m to 3.0m ceiling 8Nov 04, 2013 2:42 pm We were also told that the cost included changes to the roof angles, to keep the roof height within council regs. I really don't get how this costs more, but it was one of the extra costs that they said needed to be covered. The quote was for 3m ceiling and if we went with 2.7m, it will be around $6k savings so I still can't believe the $18k variation. Builder has responded and use 'OHS as the main reason' for the variation. http://boostaoakfordsa.wordpress.com Site works: 26/8/14 Trench: 2/9/14 Slab: 8/9/14 Frame: 18/9/14 Bricks: 24/10/14 2nd fix: 24/11/14 Handover: End Feb 2015 Unless the room is for storage then it's non compliant BCA V2 2019 S3 P3.8 You have 2 options 1.
