Coming up to our PCI meeting I'd guess in the next few weeks. We have a rear garage roller door, which we've measured to be 30mm less that the spec. Is this the normal, or are there certain allowances we should be considering?? Our problem is if it remains this much difference, it will be of no use to us, as we won't be able to put the trailer through to store in the backyard. When we originally questioned making this a wider entrance, they told us it would be fine as is (famous last words). We've contacted the builder, whose receptionist is quick to put us through to voicemail, but have had no callbacks/emails yet, even though we were assured they would 2 days ago. Looks like this builder is now choosing to work to rule, today marking day 274 of our 300 working day contract, and the house has been sitting at Practical Completion stage for over 5 weeks now!!! I would stand your ground on this and possibly get and independent inspection to back up. If it is 30cm less does that mean they have bricked in too much? I would have thought so and that would also need to be redone. You could also ring master builders of some of the Perth regulating bodies to clarify what remedies you have as I think you would have insurance against this sort of thing, but I don;t know for sure. Has the builder worked to full or half brick sizes rather cutting one column to suit the correct opening size ? You will notice on the plans that it specifies that all dimensions are to brickwork, if it has been rendered then you will loose about 10mm each side sometimes more if the plasterer is straightening brickwork. This applies to overall room sizes as well. People sometimes forget that the dimensions are to brickwork and you will loose size in openings and between walls. I'd suggest that the opening was always going to be a bit tight for it's purpose. I'd have hit the roof if this was the case. Stewie D - good q, will have to go back and check out the photos. From memory they didn't cut down any of the bricks, and were using full brick sizes, with the brickwork being some of the straightest I've seen. SaveH20 - 1.5cm clearance either side is perfectly fine for us. With 2 race cars, we've learnt how to manoeuvre. Chippy - yes, sorry, forgot to mention rendered. The 30mm above is after taking into account an estimated 20mm in render, so unless 25mm of render each side is acceptable (at least we know we can chip it away if we need to). Getting an independent building inspector to take with us to the Practical Completion meeting, whenever the builder chooses to contact us to book this, or return our calls. Called the Managing Director, and no surprises that he also isn't returning calls. So much for customer service. As you can all imagine, this is the least of our problems with this "premium" Perth building company. Streaky render and differing textures on bottom storey (had one of the biggest storms of the year within 20 mins of the renderers finishing), we can stick our hand through the top of the front roller doors and pull on the security wire (if we wanted to), so not waterproof, and the list goes on.
