I've bought an apartment off the plan which is due from completion in 4 weeks time. Had an inspection a few days ago and I was quite concerned with the gap between the edge of our balcony floor and the balustrade/perforated metal balcony. Just to make it clear, i'm not talking about the vertical gap between the top of the balcony floor surface to where the perforated metal starts. I'm talking about my tiles ending, then a gap, then the balony sheet of metal. I understand that 125mm is the standards but on the biggest gap i can fit my foot straight down. I'm concerned not only for potential of injury, but the fact that i'm going to drop so much stuff down that large gap. To make things worse, the concrete slab of the balcony ends and then the tiles run for an additional 55mm over the edges of the concrete slab. The biggest gap is around 90 - 100mm whilst the smaller gaps are around 70mm but with the 55mm of overhang from the tiles, it's quite a distance that isn't built to take loads e.g. pot plant, person. If someone could help with recommendations that would be great. I've suggested some white powdercoated angle to bridge the gap. I had no idea how to post an image so let me know and I will do so to help make it easier to answer my question. Thanks in advance. But if the 125mm includes anything that would not withstand human impact (overhang) - I am testing some balustrade at this moment for exactly this - then the system does not meet the standard and needs to be fixed. If it was me... if it is tile overhang that brings it within 125mm, then tell the builder it needs fixing. If it is within 125mm then I would fit a box section of aluminium in anodised to the balustrade to cover the gap. I've notified the building conveyor, building commission and local council just so that my concerns are documented. It's now up to the developer and builder to work out if they will fix it or take the chance.
