Hi,
I am about to build my home in South Morang area and looking for an independent surveyor. I wonder if anyone care to share their own experiences with me as to which surveyor I should go with.
Thank you very much in advance

Most building surveyors dont do the actual inspections. cheers Re: independent surveyor 3Feb 27, 2013 8:08 am Building surveyors are supposed to be independent but in practice many of them rely on builders bringing the work to them. If they are too tough with the builder, builder will simply go to the "softie" and they will miss out next time. That is why because of the conflict with commercial interest many of them cannot be considered truly independent. The best thing you can do is to ask and ensure that the building surveyor you are going to engage does not have commercial arrangement/history with the builder you are proposing to engage. I have a blog story dealing with the problem http://www.buildingexpert.net.au/blog/w ... em-part-1/ Foremost Building Expert in Australia, assisting with building problems/disputes, building stage inspections,pre-contract review advice for peace of mind 200 blogs http://www.buildingexpert.net.au/blog Re: independent surveyor 4Feb 27, 2013 11:19 am As an intending OB, I am going to chance it and use the Council Inspector. This avoids the variability of using "independent" services. Though the Stage checks will be done, I am looking for the option of having the Quality of the Contract Builder's work assessed for Defect rectification prior to paying Invoices. I have read of using another Builder to do this, but as I'll be in a very small town, some 300km North of Melbourne, am concerned that everyone knows everyone else's business, so may have to go for an out-of-towner. Read elsewhere again, the owner had the QC done, explaining to the Contract Builder, that the QC was contracted by the Bank, as a condition of Financing. Achievable/Ethical to follow this path? Sorry if I have Hijacked the OP's post. Re: independent surveyor 5Feb 27, 2013 1:13 pm In Victoria there is no such thing as council inspector. Even council inspections have been privatised and operate separately from the council even if from the council location. Using independent inspector for stage inspections is your right and you don't have to tell fibs about it, just be upfront. It is your investment and it is for your comfort and yes it is a good idea getting out of town inspector. I do enjoy watching that tik tok inspector from Victoria but he does go a little… 12 81766 It is true that a builder can ignore your independent inspection report as it is not part of the contractual arrangement but that is stupid because he cannot avoid fixing… 9 46818 |
