Our builder says BCA only requires sarking and not ceiling insulation and is disputing that we didn't include it in the specs. I'm pretty sure this is a BASIX requirement. At the moment we only have sarking with a foil backed blanket which is R0.5. Can someone please tell me what are the requirements and minimum expectations of what the builder should provide to comply? For this it says the Additional Insulation required (R-value) is "ceiling: 1.45 (up), roof: foil backed blanket (55mm)". The builder thinks this just refers to sarking and I disagree. There is no other mention of ceiling insulation in the contracts & inclusions however BASIX does form part of the additional documents referred to by the contract. The foil backed blanket is already in and is not a point of contention. The "ceiling: 1.45 (up)" seems to indicate additional ceiling insulation (min R1.5) is required to comply.
