If in the future we sell the house - who supplies the warranty to the new owners? What is involved with the final inspection - (when that happens)..does the inspector go around each room and look everywhere -or what happens.. I know we have to show all our certificates...glass, electrical, data, frame and footing inspection certificates etc...but what actually happens at the inspection... what does the inspector do and look at - and how long does it take.... With the final certification the certifier will have a big list and he just checks them all off. Don't forget he/she would have already been there at your site to check at the footing, framing and waterproofing stages at least so they already have that under their belt. As long as everything complies and you have all the necessary documentation ready for him. They are usually looking at safety things like compliant stair handrails, riser heights, power points close to vanity basins etc. They may get their tape out to check some things but I've seen a few where the tape never leave the certifiers belt. I've seen final inspections done in twenty minutes. Tick, tick, tick, here ya go mate. As owner builders when we go on the market we have to organize a Builders warranty for the house. The brokers where we get the warranty from give us a list of building practitioners in our area that we can chose from. They come with a big checklist and go thought the house from top to bottom approx 2 hours. They give us a report of what they have found in every room and then an overall comment. If they find faults they itemize them and unfortunately the prospective buyers see this but most of the time it is just wear and tear. The inspection and report cost us $700. Then you send the report to the insurance brokers and they decide from the report if they will give you a warranty. Our warranty for our last house cost $1900. There was 18 months left before we were 6.5 years old and then no warranty required. Hope this is helpful Re: owner builder warranty and inspections etc 7Nov 23, 2012 12:37 pm I dont know if this is late or not, The home warranty rules in each state is different but in Queensland Ownerbuilders do not provide Home Warranty. Only licensed builder would provide warranty before starting the works, which is provided by the Queensland government.. In regards to the inspection, the final occupany inspection is different to the Home warranty inspection, the final occupany inspection, checks the works against the permit and to ensure it complies with the building code and that all services are running in the house. If this inspecton is being conducted by your local council it will be more diligent than if you use a private surveyor (not sure if you do that in QLD).. The home warranty inspection are different in that they only check the works that was done part of the permit, but they check for any minor and major defects in the house. What they actually do is pretty similar so you will see either walking around checking things in and around your house but what they are actually looking for a very different things..
