Browse Forums Building Standards; Getting It Right! 1 Sep 10, 2012 2:47 pm I have had designs done for a single storey side by side development and the draftsman has used a partition wall system as the common wall between the two residences. I had mentioned to him that I was possibly interested in a double brick between the two places but it's not too late to change. I realise that slab would need extra reinforcement if a double brick (or single brick?) wall were to be used. My concerns regarding the wall between the two residences is of course fire protection and the impact of noise from one residence to another as I am looking at living in one and either selling or renting out the other. I don't want to go the cheapest option and then have issues with noise later on. Has anyone had experience with this sort of thing? Any suggestions, recommendations, thoughts? It would be much appreciated. Ask the draftsman if it does. Personally I have always liked a single brick wall with "Soundcheck" plasterboard on either side. Stewie Re: Partition Wall between side by side development. 3Sep 20, 2012 6:06 pm Note that if you have a habitable room in one development (eg bedroom, lounge room, dining room) located adjacent to a bathroom, WC, laundry or kitchen in the other then you will require discontinuous construction to satisfy BCA Vol Two Section 3.8.6.2. Discontinuous construction refers to there being two separate leaves in the wall with a minimum 20mm cavity between them. If you have a mirror-image development though then this isn't an issue, so you could use a single brick wall with Soundcheck per Stewie's suggestion or any of the multitudinous other options that are available.
