at the moment I'm building a house with a certain company beginning with D in edenbrook estate Ive been checking up on things on a once or twice weekly the frame is 90% finished and ive noticed that some of the noggins have been smashed out or have just fallen out and others that are loose are around 5mm -10mm short on each side where the are meant to be fixed to the studs see pictures below Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ I'm not sure whether this meets minimum building standards but i cant believe that this would be considered as 'the quality that a qualified trades person would be expected to meet as a qualified panel beater and someone that studied building at tafe will in high school this level of work would not have achieved a passing grade at tafe for a apprentice level class. knowing that less is expected to achieve a pass at tafe than at work i just cant understand how this is acceptable i would think it could cause issuses once the plaster is hung if the house moves the walls would be less ridged than if all the joints well we fitting help me please update is frame is sorted out and signed off by inspector apparently ;( i have noticed that the plaster that i requested a bow be removed from has only had a 800mm by say 400mm section cut outi would have expected that the whole sheet be replace as to deliver the house in a as new condition rather than in a refurbished condition, also almost every wall through the home has bows through the skirting ranging between 2mm over 2m out to 4-6mm over a 2m span, can someone please clear up what the minimum standard is as there is not 1 wall without the the ripple effect through the skirting, and 90% contain the larger amount of bow that i have mentioned. what would i be with in my rights as the payee of the building bills be regarding having the whole sheet of plaster replaced and the skirting replaced? thanks for all your help Re: framing question 3Sep 05, 2012 12:38 pm Also: If outside walls are to be brick check also that the frame is tied to the brickwork as it progresses. This is not an extra requirement is is standard procedure and braces the framework of the house to ensure a solid building. Re: framing question 5Oct 15, 2012 9:35 am Noggings being short is not an issue, there is no regulations where it says that they must be perfect fit. All noggins are usually cut to size to suit, however they MUST be hammered off at the ends where two frames join, because in most occasions you cant get the last stud straight, and once you take one off , then you get bit of joint between the others on that frame, anything up to 5 mm shouldn't be an issue. Anyone that has ever put the frames up should know this. Before the plasterboard goes up carpenters go around to cut and nail new noggins where they are missing. Any client that enters the building site and smashes noggins down is responsible for the damage and should be charged. Im not following what your saying about the 'bows' in your walls? are you refering to the bottom plates bowing a little? 8 9873 STEFF62 Framing should be fine, but he will only be able to nail the baseplates in, I wouldnt think you can dynabolt them after 24 hours.
