Browse Forums Building Standards; Getting It Right! 1 Aug 16, 2011 10:24 pm Just finish the frame and brickwork inspection and found some issues: 1. Storm water pipe close to hot water system I am using a Rinnai instant hot water system and from the pic below you can see it is very close to one of the storm water pipe. I am concerned about whether the storm water pipe (connect from roof???) will have rainwater flow down to the hot water system and cause electrical issue http://i1106.photobucket.com/albums/h369/umehomes/StormwaterPipeatHWS.jpg 2. Mortar droppings to cavity Bricker layers are lazy and did not clean up mortar droppings to the cavity, expecially mortar drops on electrical/plumbing pipes. The inspector said this may impact on the air insulation/moisture issue, is this a serious problem? http://i1106.photobucket.com/albums/h369/umehomes/MortarDroppingstoCavity.jpg 3. Wet brick area I identified there is a wet brick area. I am guessing it may because brick under windows are done first and after couple of days rain brick work start again to finish off. Rainwater in lower course brick did not have sufficient time to dry out and then new brick laid on top, am I correct? http://i1106.photobucket.com/albums/h369/umehomes/Wetbrickarea.jpg 4. Strange sewerage points Those sewerage points are at alfresco area and because my block is a level brick, aflresco concrete should bury those sewerage points. However, I do not understand why sewerage points are there as all the toliet bathroom and laundry room are at the other side of house. http://i1106.photobucket.com/albums/h369/umehomes/Seweragepipeunderalfresco.jpg Thanks very much for any advices Re: Concerns after frame and brickwork inspection 2Aug 17, 2011 8:07 pm 2) Ask the builder to clean this up for you as this should be shown on the inspection report 4) looks odd, I guess you will have a thick layer of concrete to bury these pipes, double and treble check to make sure these pipes are not broken. Re: Concerns after frame and brickwork inspection 3Aug 17, 2011 8:23 pm Hi kel, yes those pipes in picture 4 are at the alfresco area and alfresco will be covered by concrete which upto the windows lower level. I am just wondering why the sewerage points are at this place rather at the other side of the house which closer to the toilet, bathroom and laundry. Re: Concerns after frame and brickwork inspection 5Aug 18, 2011 9:10 pm Building inspectors crack me up! They get paid to run around and pick out things that are wrong to justify their existance when most of them have no idea what they are looking at anyway. Back to the point, I'll comment on what I can see 2. Mortar droppings to cavity Bricker layers are lazy and did not clean up mortar droppings to the cavity, expecially mortar drops on electrical/plumbing pipes. The inspector said this may impact on the air insulation/moisture issue, is this a serious problem? Thats about standard IMO with the quality of trades today as unfortunately good trades cost more than most volume builders will pay. I'd be more worried about what happened to the sisalation that should have been nailed to the frame before the brickwork was even erected. Look at the bottom pic on this pdf. http://www.eurekainsulation.com.au/spec ... 30-433.pdf Re flashing http://www.thinkbrick.com.au/download.p ... ailing.pdf 3. Rainwater in lower course brick did not have sufficient time to dry out and then new brick laid on top, am I correct? Yes you probably are correct but don't worry, that will dry out. Brickwork can and does get as wet as that, especially as the cost of the home has to be reduced for sales/marketing and now builders/owners no longer have eaves to give any protection to the brickwork [or windows] from extreme weather. It's also a good reason to have good sisalation on the frame! 4. Strange sewerage points Those sewerage points are at alfresco area and because my block is a level brick, aflresco concrete should bury those sewerage points. However, I do not understand why sewerage points are there as all the toliet bathroom and laundry room are at the other side of house. It depends on where the stormwater connections are. I'd be ,ore concerned about having wirecut bricks laid on their backs supporting a brick wall when they are generally not tested for compressive strength that way. The bricklayers were obviously to lazy to cut slices or the rebate in the slab is not built to suit the brickwork. Good luck Being a builder is more than just having once held a hammer. It's about the trades you hire and ensuring that they give a result that meets the industry standard and the home owners expectations. Thanks for all replies. I just noticed now the pictures I added to post right on top of page were wrong.
