What is easement? Is every stormwater pipe or sewage pipe around the house considered to be an easement?? Or is easement something much "bigger", like where main pipes from a couple of properties meet?? HELP! Once we figure what it is, then I need more help: How far from various pipes is OK to build? Or in our case, drill piers. Is it OK to drill say 0.2 meters from stormwater pipe?? My signature is distracting people from my wise posts ... What is easement?? Building next to various PIPES 2Jun 26, 2011 8:06 pm When we approached our local water authority and council they both said we could build right up to the easements on our land. HOWEVER something goes astray to the pipes below we have to wear all costs to get down to the pipes and then whatever the costs are to replace whatever we had there. The local authorities would not pay one single cent of remove / replace. In our case we chose to have one easement removed (it was never actioned, only proposed), the second we built to a metre at the closest point and the third we have nothing even close to it - simply turfed over it. Best bet is to ring the relevant authy as they all have differing rules. Personally I wouldn't go that close to any easement - the closest would be around 500mm I would even consider. So any pipes that are for your house only do not have easements. If you build on the easement you will need to get permission. Some councils and water authorities are more accommodating than other about what is allowed. You should be able to put piers within 200mm of the edge of a pipe in an an easement providing (a)the pier goes down to a level below the pipe (b) you don't damage the pipe. So it seems that "easement" is not what we are dealing with, we are simply building around the sewage pipe that goes out of the house (into that easement at the back fence) BUT we seem to have a stormwater pipe as well in this area where we are building.
