Browse Forums Building Standards; Getting It Right! 1 Jun 15, 2011 9:55 am Hi all, Just need a bit of advice and if what is suggested by the builder is correct. We are in the later stages of our build (building in SA) with a larger builder and noticed in our ensuite before the gyprock went in that the vent pipe which goes up the wall into the roof has completely broken at the bottom to the point it did not join up (completely cracked). At this stage we contacted the builder (HO) by phone and email to request this being fixed. The week the gyprock was being installed we contacted them again (and so did the gyprockers) and spoke to SS and he said to gyprock over it and they'll fix it later. I thought this was strange and so did my Dad who has been in the building game (now a joiner/carpenter) for 25years. So we sent another email stating what the SS had said. Anyway fast forward to last week. The wall has been gyprocked over and flushed and sanded and now the water proofing has gone in, DP spoke to SS on Friday with another concern and brought this up with SS again and SS told him they were going to fix this from the outside now which means they'll have to take down the brickwork to fix it. What should I do as it seems like they should have fixed it in the 1st place or left the wall blank and gyprock it when its fixed and go from there instead of taking down a whole part of the wall from outside to fix? Re: HELP: advice needed on how to tackle this now 2Jun 17, 2011 10:31 am Its not so much advice as it is me assisting your brain wrap itself around the bizzare logic of the SS. From reading this it would make sense to anyone.. fix it first, then gyprock. However if they did this, the gyprocker may have gone to do another house first, and delayed your work. By doing the gyprock they can then continue on with the house on schedule for current completion date. As they can get a seperate contractor and then brickie to come back and fix it, while they still work on the inside of your house (tiling, bathroom installations etc etc). I think logically it should have been fixed first. But I believe what he is doing is just ensuring your project stays on track. I've seen my neighbours house 'lower side' get bricked, and they left gaps for scaffolding to attach thru the holes/gaps of bricks on the garage. And when they filled in the gaps with bricks, it looks the same as the rest. I think you'll be pleasantly surprised. I know its hard, and it sucks you have to deal with a**hole tradies like the idiot with his dog. But you have to have a tinyyyyyy bit of faith. Most SS's do have some form of knowledge about what they are doing. Once again I know its not advice. But still, just a bit of reassurance that your house will be completed/fixed, you know the problem is there, don't make final hand over payment unless its fixed. good luck Re: HELP: fixing vent pipe AFTER plastering? 3Jul 10, 2011 12:46 am did you take a photo? tell the site supervisor you are not happy with his apparaent disregard to prompty attend to and fix problems as they arise. this is not a programminng issue. an owner builder would have called up his plumber and had it fixed whilst the gyprocker was sheeting the other side of the room. sounds like a 1 hour job for any first year apprentice plumber. mention the photo will be emailed to the plumbing inspector and the SS might prioritise your project ahead of the 30 other homes he is looking after. Plumbers 'can be' plumbers, made all the worse by self certification which the building surveyor invariably accepts as proof of compliance!
