Browse Forums Building Standards; Getting It Right! 1 May 07, 2011 1:39 pm Hi All, We have moved in our new house built by Carlisle Homes in Wyndham Waters, Melbourne West. And we have just found an issue with the site layout, as in how the house is sitting on our block of land. The building was supposed to leave 1400mm from the left boundary of the house but the actual distance left from the boundary is between 1330mm and 1340mm. I verified this by measuring the other side of the house, which should be 2000mm from the right boundary. But this measures between 2060mm to 2070mm. The house is built roughly 60mm - 70mm offsite from where it should have been according to the plans. I hope this makes sense. Is this allowable? I checked the BCA standards (http://www.buildingcommission.com.au/re ... IDE_07.pdf) and found that the allowable is under L/200, which works out to be some 7mm (1400/200) in our case. What does the following mean - 2.03 Setting out the site A building sedt out is defective where the set out has failed to comply with the requirements of the approved drawings, ... Our approved drawings have 1400mm set out from the left boundary. The question now is what damage have you suffered from the mistake? As the house has been finished its not going to be realistic to demolish the house, and put it in the correct location. I checked the distances between our house and the neighbour's house just now and found that the distance decreases from the back towards the front. It is roughly 2.84m towards the back and 2.76 towards the front between the two houses. This makes me think that our house is okay at the back but not aligned properly at the front? I am confused. The fences are 80% done and measured to the boundary of our house. So our space is set out at 1.4m but neighbour's is tapering towards the front. So I dug up the peg in the front to find that the fence is not straight (well, quite straight as per our house) but then our house is not straight! 1.4m set out was as per the council (?) or our land developer's requirements, which we aren't meeting now. Also, the fence will have to be redone as it is travelling in our neighbour's boundary. i inspect..there is no construction tolerance or building tolerances.
