After having a closer inspection of the house, I wasn't amuse anymore. The slab rebate for the brick veneer is virtually non-existence, carpenters fired nails at random, noggins were sitting over nails, and the most horrifying things are the missing sewer pipes for the toilet and basin down the slab (circled in red) , also it looks like there was fire at some stage. I have already emailed the builder about it, but would like to hear some expert here what else I can do, such as getting a engineer to have a look at the slab or something should they decided to cut open the slab? Any input will be really appreciated. Built: Modified H3nl3y S0h0 Q1 in Melbourne :- Never again Re: What can you suggest? 3Apr 07, 2011 11:57 am I'm a bit perplexed about those burn marks. Are all of them up at the roof, and near where they put bolts through the metal? Maybe things got a bit too hot while drilling. Is it a waffle pod slab? Nope, It's a normal Raft slab. For the burn marks, looks like some oxy cutting or welding occured. For the missing sewer pipes, I like Aiah's idea that they may just be slighly buried. Tap the area and hear if it sounds a bit hollower in places. Anyway, the builder will need to make good any mistakes. Pretty much everywhere there is steel joint and studs next to it, except this one looks pretty neat. If not I'm not sure how they gonna fix it without breaking up the slab. Is it a waffle pod slab? Aiah, you're right, I'm being lucky this time, they were indeed buried just under the surface of the concrete. I told him it's nearly 30mm overhang, BC states 10mm tolerance, but he said its fine. What do you think? Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ I have yet to get my own Independent Inspector to check it out because the builder insisted the frame has not yet completed (the stacker doors to the alfresco is not put in yet) but the brickwork has already started. Should I organise an inspection now or wait for them to put that door in? I'm more concerned about the overhanging issues. Built: Modified H3nl3y S0h0 Q1 in Melbourne :- Never again Re: What can you suggest? 13May 03, 2011 12:45 pm Definitely get an independent inspector - we've been using New Home Inspections (in Melbourne) for our build, had frame and pre-plaster inspections so far. The overhang doesn't seem to be much of an issue usually as they will probably just put in a thickness or two of fibre cement board (done in our case) and the pipes seem to be quite easily adjusted as well - we had a couple that actually had to be moved once the frame went up but they just broke up the concrete in the appropriate areas and extended or shortened the pvc pipes. Good luck with it all. Rang Kevin again this morning and said Rob was in the area and would be happy to have a look mid day. Rob was fantastic, very thorough, picked up some issues I would never know exist. One funny thing is regarding the overhanging. The SS managed to fix the minor overhanging but leave the more serious one (30mm over) untouched and told the brickie to brick-over it. Other than some bits and pieces missing here and there, Rob rates the frame at %95 overall. The house won't collapse.
