I just wanted to ask for opinions on what standard you expect the paint finish on your walls to be? Some time ago, before I had my Daughter, I was a spray painter (of cars, not houses). I know they are not the same thing, however I think I'm a pretty good judge of what is and isn't acceptable. Anyway, we recently visited our newly painted home (which is under construction) and I am absolutely disgusted with the quality of the finish on our walls. It looks extremely rough and textured, almost like render, in almost every room. I would say they have used a sleeve with a really long nap and applied far too much paint at once. There are lots of places where I can see very visible brush strokes and sanding scratches under the paint. There is foreign material in the paint, which I expect to a degree, but there are large areas where it looks and feels like they painted over sandpaper! I've painted rooms before in previous houses that I lived in and I did a much better job than these guys, and our building supervisor says they are the best painters he has I know the painters are yet to come in for touch ups before handover, however unless they are planning to sand back and reroll every wall in the house I doubt very much most of these walls will be fixed. I looked at a few nearby display houses to check the standard and none were as bad as our house. A few had some areas (one as much as 50%) that were almost as bad, one (a Watersun home) had one or two faults I picked up but the overwhelming majority of the paintwork was great quality. So, what do I and can I do about this? Do I just have to suck it up and accept it, or can I expect that it should be fixed? I walked the house and inspected every wall trying hard to be ok with it but it is honestly so bad on almost every single wall of the house that I just cannot live with it and I don't think that it's me being too picky. It is honestly the worst paint job I have ever seen, including all the houses I've seen painted by owners with no painting experience and the ones I have painted myself. Our walls have a bit of a rough appearance if you look up close but look nice from a distance, and feel nice too. In any case, I've heard somewhere that display homes are supposed to indicate the workmanship you will have in your own home, and you can ask for display home quality workmanship. You can't ask for display home inclusions of course, it's just the workmanship that you can expect. I don't remember where I heard that, perhaps in the standard and tolerances guide. Otherwise what is the point of having a display home? Can I suggest that you go back to the specification or schedule for the paint and installation of paint in the Contract? Then you can ask questions over whether the painter used the correct paint and installed as specified. It will give you some basis for establishing whether its the paint, the paint contractor or its not installed as per Contract. Hope that helps. Re: Quality of painted walls 4May 05, 2011 9:30 pm I know it's just over 20 years ago now, but we had a similar problem when Jennings built our house. We weren't at all happy with the job and of course there was the usual to-ing and fro-ing for a while before finally the dude from Dulux came out to inspect the job. He had a 20-second look at the paint through a microscope and declared it a cr@p job. IIRC, Dulux (as a gesture of good-will to Jennings) supplied more paint and Jennings got the painter around to give the house another coat (may of been two, I forget (my name sometimes )).......... So yeah, I'd get the paint manufacturers rep to have a look at it, it's hard for the builder to argue with his verdict....Of course, it's also hard for you to argue with the verdict if he says it"s "Within tolerance" !!! I told our SS that I was unhappy with the paint job and he tried to fob me off at first but I was easily able to direct him to almost any area of wall in the house and point out not only poor finish but lots of foreign material in the paint, visible brush strokes, areas where the cut in lines looked a completely different shade to the main wall colour etc. He then said that he would get the paint rep out to look at it (although we haven't heard anything since and it has been a week). We arranged for a private building inspection and although we haven't got the full written report he told us after the inspection that the foreign material in the paint ought to be fixed and just that alone means repainting the entire house. I hope they can do it right the second time! Re: Quality of painted walls 6May 18, 2011 1:42 am Just read your post, I was also un happy about the painting of my home mostly because massive patches were just completely missed when I pointed this out to the SS he just said 'well what do you expect!'. He wasn't interested in getting it re done until I asked for the name and number of the painter to report him to the painters board for his work to be inspected, funnily enough he got the whole house re painted! Might be worth mentioning to your SS if you have any further paint issues!
