Browse Forums Building Standards; Getting It Right! 1 Feb 09, 2011 1:17 am Hi, I'm not sure if I am posting in the correct section. I bought a display home 2 years ago and leased it back to the builder. I did not complete a check of the place before handover because I trusted them to get it right, it was a display home so it has to be perfect model to attract potential customers. Stupid me. I found out 2 faults that the builder would not fix. 1. The vanity in the ensuite. They had a sign stating 'For display purposes, please do not open the drawers'. My property manager said the drawers would not open at all and the taps do not work. I approached the builder to fix this but he said his maintenance guy was affected by the floods. That was 5 weeks ago. Now, under this circumstance, I would expect him to enlist another tradesman to fix it...no, I have to pay for a plumber myself. I assumed it's the builder's responsibility to have everything in working condition but silly me thought display houses are safer because it should be perfect. 2. The builder place a granite slab over the area where the washing machine was supposed to go. There are cupboards on one side and the sink on the other side. Now the pipes are unable to connect to the water supply because it is blocked by the slab, there's no holes drilled in it. His reasoning behind this is that he is unable to predict what size and type of washing machines people will buy so he did not drill holes in the granite. It's my responsibility to find someone to drill into the slab (according to him, it's very cheap) and apparently it is very easy to do so but 3 tradesmen have turned down the job and no one will remove the annoying slab. And the builder would not even budge saying it's not his fault. I am really at my wits end and it will be greatly appreciated if I can get some advice. Many thanks! Re: Builder wouldn't fix the problem! 2Feb 09, 2011 1:59 am drilling a few holes isn't that hard a job really. Probably take about 5 minutes each If you didn't have a diamond core bit(diamond hole saw) you can get one for about $35. ... and hire a drill for $15.. or borrow one/ask a friend. Unless you don't want the granite... then you could sell it. I'm a glass half full kinda guy. Where you are coming from is where you are going to... Re: Builder wouldn't fix the problem! 3Feb 09, 2011 9:02 am I really wanted the slab gone. I don't even care if they smash it to bits. It is in the way and limits the size and type of washing machine the tenants could have, ie. it can't be a top loader and can only be the size of a small fridge. Also, the slab is almost 2 inches thick. None of the tradesmen who inspected it are willing to do the job. Re: Builder wouldn't fix the problem! 4Feb 09, 2011 9:16 am Ok well first up the 'top loader' uses too much water and doesn't wash as well as a front loader. ... and the slab is probably worth $500 per mtr.
