Browse Forums Building Standards; Getting It Right! 1 Nov 17, 2010 6:59 am Hi All,
Hoping you all would be able to help us with this ! We are at the frame stage and have booked in a private inspection to be conducted. The problem is - we are going away on holidays for 3 weeks starting today. The private inspection is tomorrow and he will send us (and the builder) a report with list of defects/issues if any.. but just thinking of how are we going to follow up if those defects ? How would we know if those are fixed or not - we won't be here to see, and even if we were, I don't think we are allowed to go in after the inspection to have a look ? Does this mean we would have to trust our builder on this ? Any suggestions much appreciated !!! Re: Urgent !! Private Inspection - How to follow up ?? 3Nov 17, 2010 9:19 am Couldn't you just make arrangements with your inspector for him to be the contact person while you are away and to do a second report once corrections were made. I know you will have to pay for it, but how else will you know independently that things that have required doing are done? Re: Urgent !! Private Inspection - How to follow up ?? 4Nov 17, 2010 9:24 am Yeah I suppose we could.. maybe I will call him and have a chat. How would it work if we were here ? So the inspector finds defect. Sends report to builder. Builder fixes them. And then were *we* supposed to check them or the inspector ? How would someone verify that the items in the report have correctly been addressed to when we are not allowed on the site ?? I know this might sound a bit dumb .. but sorry ! I have no idea about the private inspection stuff ! Re: Urgent !! Private Inspection - How to follow up ?? 5Nov 17, 2010 9:37 am Hi, A phone call to your inspector will probably answer all of your questions. I'm sure that this is the sort of thing he deals with all of the time. Make the phone call, do what he advises, and enjoy your holiday (allow for a bit of left-over spending money for the extra cost of the inspector). Re: Urgent !! Private Inspection - How to follow up ?? 10Nov 17, 2010 10:28 am kel if you have a friend/relative, should ask the person to check for you before they fit gyprock boards Hi kel, unfortunately we don't have anyone here who can inspect it on our behalf. But I am confused - I thought that we are not allowed in the site ? So how were we going to inspect if things have been fixed anyways ? Re: Urgent !! Private Inspection - How to follow up ?? 11Nov 17, 2010 10:48 am My inspector wrote a report, he identified a few problems with the frame work, I passed the report to the builder. Before they fitted gyprock boards, my SS actuall asked me to meet him on site to make sure I was happy with the fix. I have to give credit to the SS who actually ask me to inspect before lining. Also it will cost you if you ask your inspector to inspect on your behalf. If the builder is any good, then he should fix all the defects identified in the report. Re: Urgent !! Private Inspection - How to follow up ?? 12Nov 17, 2010 10:54 am thanks kel for your reply. haha .. to say anything to our SS would be a real joke. I think we have got the WORST SS ever !! Since the time our build started which was 4 months ago, he has not called us or informed us of any progress/ any issues even once. To ask him to follow up or do anything would be useless I suppose !! Well, I guess we are not left with any options then. We would have to trust the builder to fix everything and then proceed to the next stage Hi everyone, Looking for some advise. We are about to build an above ground pool in our backyard. There is a private sewer line running under the pool at 1.6m… 0 11759 If you already have a contract, is the inspection cost stated in there? If not they would be forced to issue you a variation which you could of course object to. 12 25866 Render your bathroom walls, two opinions versus the one, makes you wonder. 3 6062 |
