Our plans are ready and We're preparing to send them for design guidelines approval and the detail they request is bordering insanity...Location of TV antenna..give me a break...what other plans/drawings give you this much detail. Location of letterbox I mean don't get me wrong, I love the fact there are strict rules in place even with owners corp etc.. but to ask my drafty to provide tv antenna location when you've got no slightest idea about what the reception is like and from what angle... Anyway, so any experience with the approval comitee so far? How much did you provide and was it enough? Thanks very much Re: Saltwater Coast design guidelines application 2Nov 05, 2010 11:12 pm Hi Dinko, Our builder applied for developer approval we didn’t have an issue except they wanted the house set back at 5ml... in relation to the TV antenna my understanding was that there is no requirement to have them.... as part of the optic fibre service you will also receive access to pay and free digital TV refer to the website.... In page 20 of the guideline booklet (available online) it says “Saltwater Coast will be part of the Telstra Smart Communities® and provided with innovative Telstra Velocity’s optical fibre technology. As such, there will be no need for TV antennas or satellite dishes to be installed to your home” cheers! That worries me. I mean half a metre more front setback is half a metre less backyard, we all love as much backyard as possible given the small land size these days, why waste the space in front of the house when it will potentially become an eyesore. The reason I'm saying this is that I have been looking around for a place to rent while my house is being built, I specifically looked at Alamanda estate because it is the only place got decent internet and got the award for good urban design. To be honest, I just can't see why it got the award. The lake in the estate entrance looks like vomit, streets in some of the established stages are filthy, almost identical house facade with neglected frontyard.
Back to Saltwater, personally I think the design committee is a farce and useless at best, look at some of houses have already completed, they're as plain as vanilla with grey concrete driveway when the guideline says it is unacceptable. I really wish I'm just being harsh here but I mean if they have gone so much trouble to setup a design committee and dreamed up these guidelines, then enforce it with brutal just like what they did in Sanctuary Lakes. I doubt anyone would say it is a bad estate to live in. Don't get me wrong, I really like Saltwater Coast base on its location, its design concept and I see the potential to settle my family there. After all I paid more than 300k for a stamp size land. I do wish FKP can deliver what they've dreamed up with. Apologise for hijacking the thread and for whinging too much. It was two weeks yesterday on top of six weeks total for their architectural ( sp?) advisor and add this to nine months for my builder to amend one of their standard plans - I am getting a teensy bit impatient to say the least! I had to provide multiple copies of house plans, landscape plans showing all plants and sizes, pool and gazebo plans, details and colours of all finishes, positioning of clothesline,outdoor lights,and pool equipment, a/c etc etc etc All I can say at the moment is it better be good and I had better reeaallly love living there! JUst saw a letterbox at a house the other day that is as non-robust looking as can be, where the guidelines strictly ask for robust appearance, massive masonry type boxes. I fear That's just one little example there.... I'm pretty sure that one of the biggets reasons many of us bought land there were the strict design guidelines we were given a look at, and future owners corp. rules, both having a role of protecting our investments.....I mean if 50% of this stuff falls in the water once evrything is built, I think people would have the right to legaly complain about these issues.
