Browse Forums Building Standards; Getting It Right! 1 Oct 27, 2010 9:24 am Hi Has anyone had articulation joints missing or placed on the wrong place when comparing it to your structual articulation drawing? We are building with PD. Few of our articulation joints are missing on the garage side wall and few are placed on the wrong spots. Has anyone had this issue before? How is the issue got resolved? Do you have to take the whole wall of bricks off and re-build with the correct articulation joint? Thanks Yellow Re: Articulation Joint on Bricks 2Oct 27, 2010 9:55 am We moved some of our joints due to a stuff up from our house designer. The brickies chipped out bricks and then relayed them. Was a tedious job, but luckily it was picked up on our foundations, as the bricked height was only 1m or something. I think they generally need to be every 6m. Our garage wall is more than 6 m and we think it should have articulation joint as per the construction drawing. Haven't heard from SS. Waiting. Re: Articulation Joint on Bricks 4Oct 29, 2010 11:31 am It's hard to believe they could get that wrong. They would have had a copy of the plan showing articulation joints when laying the bricks. Maybe they were working from a different copy? Thanks Yellow Hi Yellow, I would like to help answer your question and have asked our construction guru for help on this one. We do provide the locations of the expansion joints or articulation joints on the house plans. These are a guide for the bricklayers. They have to be a maximum of 10mm wide and maximum spacing of 6 mts. Ours are typically 5 to 5 ½ meters apart as a rule. We also tend to put them next to a window as it's aesthetically more pleasing to the eye in lieu of being in the middle of the wall. Sometimes they are in a different location in comparison to the house plan, but as long as they do not exceed these measurements they are fine and are signed off by the builder. If you are unsure about the placement of your articulation joints, I would suggest bringing this up with your SS, have you heard back from them yet? If not, you can send me a private message with your Name, Phone number and lot address and I can put you in contact with them. Let me know. I hope that helps you out. Cheers, Jess. Hi Jess There is an articulation joint next to the window on a wall approx 5 to 6m long (garage wall) and that hasn't been done in two places. In the lounge window it is placed on the wrong window as this articulation joint will come in the middle of the first floor window. This is incorrect. We have told SS and he says he will look into it but till now he hasn't it. The first floor bricks are going to go on top of this issue and at the end (after lock up inspection with the building inspector) the bricks have to come down to fix this issue. Some issues it is better to get it fixed sooner than later. We have also wrote to our CSA when we notified SS but we have rang and her and told her that the issue is not rectified. She said she will look into it. If she can solve it then it is great but if this drags on I will have to pm you with our details. Thanks Yellow Re: Articulation Joint on Bricks 7Oct 28, 2013 9:29 pm I just came across this link and have an interrelated issue... We have had damage due flooding, our insurers asked us not to reinstate capping which we had lifted to uncover source of water entry, water entry was approx 8000-10000 litres per day ove about 100 days...fair amount. For 10 months we had no capping, during this time time we incurred cracking in brick work, weeping holes etc, it lead to water entry in ceiling After 8 months an engineer was appointed who advised no capping....we reinstated capping and the. Had to wait a further 6 months. We highlightthecrackingtotuebuilders, assessors and engineer prior to repairs, the then omit this on their updated scope ofworks. Thereafter we had to move out to undertake foundation repairs...18 months later Anyway 3 years later we highlight repairs are still Incomplete or defective and insurers claim no knowledge of the cracking and appointment engineers and new assessor. All of a sudden we are told claim denied due no articulation joints and sub floor ventilation does not meet BCA. Class Soil for those still awake When I look at the BCA it appears all of our walls and windows and doors have been strategically designed as to negate the requirements. I.E walls without openings<6m, with openings <5m, one wall has a horizontal window that is placed 1200mm from corner of a 5m wall, most other areas are <4m. The BCA references TN61, while articulation could have been suggested it then goes on to also state ineffectual <2m from a corner, the cracking was in this 1200mm area. When we measure sub floor vents we calculate to 6000 being 200mm x 15mm x 20 vent holes. In the BCA it shows this as the minimum, the insurers engineer advises they would not have accepted this as in their opinion our subfloor is low at 300mm therefore they would have stipulated more.... I need some common sense here, can someone give me some feedback ? To my understanding early saw cuts are to control shrinkage cracks, so doing them now would be pointless. Control joints may reduce ugly cracking during periods of soil… 3 9862 Hi all I need a guidance on how far I need to space expansion joints in the concrete driveway and its type (keyway/foam.) Contraction joints are at 3m max for a 125 slab. Thanks 0 10940 Hi, I am planning to select San Selmo reclaimed original for the fascade of my build.
