We have had damage due flooding, our insurers asked us not to reinstate capping which we had lifted to uncover source of water entry, water entry was approx 8000-10000 litres per day ove about 100 days...fair amount. For 10 months we had no capping, during this time time we incurred cracking in brick work, weeping holes etc, it lead to water entry in ceiling After 8 months an engineer was appointed who advised no capping....we reinstated capping and the. Had to wait a further 6 months. We highlightthecrackingtotuebuilders, assessors and engineer prior to repairs, the then omit this on their updated scope ofworks. Thereafter we had to move out to undertake foundation repairs...18 months later Anyway 3 years later we highlight repairs are still Incomplete or defective and insurers claim no knowledge of the cracking and appointment engineers and new assessor. All of a sudden we are told claim denied due no articulation joints and sub floor ventilation does not meet BCA. Class Soil for those still awake When I look at the BCA it appears all of our walls and windows and doors have been strategically designed as to negate the requirements. I.E walls without openings<6m, with openings <5m, one wall has a horizontal window that is placed 1200mm from corner of a 5m wall, most other areas are <4m. The BCA references TN61, while articulation could have been suggested it then goes on to also state ineffectual <2m from a corner, the cracking was in this 1200mm area. When we measure sub floor vents we calculate to 6000 being 200mm x 15mm x 20 vent holes. In the BCA it shows this as the minimum, the insurers engineer advises they would not have accepted this as in their opinion our subfloor is low at 300mm therefore they would have stipulated more.... I need some common sense here, can someone give me some feedback ? To my understanding early saw cuts are to control shrinkage cracks, so doing them now would be pointless.
