Browse Forums Building Standards; Getting It Right! 1 Oct 25, 2010 1:20 pm Hi all, Our house is finally started and coming along nicely but I have some concerns over some aspects of the frame (or slab) and would like some advice before bringing this up with the builder if it is required. I have 2 issues; one being the way the external load bearing walls (and some internal walls) have been packed in the wet areas and the way some of the internal walls are overhanging the cement. The wet areas are set down with the en-suite & bathroom @50mm and the laundry @30mm as per the image 'Section B 50mm tile setdown'. Wet area's frame packing <-- link to pictures showing the frame I am somewhat concerned that the packing is insufficient for load bearing walls and looks to be very hit and miss. Is this all that is to be done or is this temporary? I will not continue to speculate and await advice from those who are wiser in these matters. Issue #2 is the internal walls are overhanging the cement in the wet areas that have been set down. Is this something to be concerned about and would normal packing be sufficient to rectify this issue? I also do not understanding why the 50mm drop would not have a lip on it for the frame. Thanks in advance. Cheers, Darth Teddy Bear Re: concerns over some aspects of the frame, advice sought 3Oct 25, 2010 1:42 pm Definately call in an inspector. I believe 10mm overhang of frame is all thats allowed before its a defect. Cheers, Darth Teddy Bear Re: concerns over some aspects of the frame, advice sought 5Oct 29, 2010 9:26 am Hi all, I had a chance to speak with the builder onsite and he has explained that the packing is temporary as they wanted to get the frame up and next week they will be putting some epoxy/resin under these walls. I will get the full details of the product being used. As to the internal walls overhanging the edge, he advised they done this deliberately as to get a better finish between the 2 rooms. It made sense at the time he explained it. The builder has been great to date and happy to answer any questions and I have trust in them so the answers provided have put my concerns to rest and I will post follow up pictures in the coming weeks. Cheers, Darth Teddy Bear Thanks for all replies. I just noticed now the pictures I added to post right on top of page were wrong. I attached pictures showing "current" and my "suggested" floor… 9 14609 Regardless of wall hung toilet or floor pan toilet your feet will be right on drain, seems to me the waste should not be in that location given the design. Also are you… 6 7028 This is 100% true. You can not hang anything on steel frames. very frustrating 8 5340 |
