Browse Forums Building Standards; Getting It Right! 1 Oct 25, 2010 9:05 am Hi everyone, I posted yesterday about an issue with ceiling height (thanks zeke for helping) and now I have a couple of other questions. Our builder reckons that everything is OK but we are not so sure.... I may have some more but these are the major ones for now. Excuse my terminology! I'm a building newbie! 1 - We have an approx 1.8m drop from front to back of the property, and a slight incline left to right too. We have a step in the middle of the house to compensate, however it looks as though the slab has been laid too high at the back and it is actually kind of floating in one corner.... Builder says that we can sort this out with landscaping (ie cover it up) but we are not sure if it's a structural issue 2 - the brickwork below the cladding is more than a brick width proud - ie there is a big step back from the bricks to cladding. Builder says this is normal and required. What do you think??? HELP??? We are appointing a building inspector, however in the meantime have an appointment with the builder this evening to discuss - was hoping I could get some feedback between now and then.... Anyone?????? Re: Couple of issues - is builder right??? 4Dec 10, 2010 5:43 pm Nope, builder is wrong. The sand pad below the concrete slab needs to extend to at least 1m away from the slab. The cladding/ brickwork interface looks wrong. The cladding should be able to overlap the brickwork slightly, like it does in the front of the picture. The cladding/ brickwork interface looks wrong. The cladding should be able to overlap the brickwork slightly, like it does in the front of the picture. If you were to do that what would the frame sit on? If you look closely you can see that the bricks where the cladding overlaps them have been layed on the slab so very easy for the frame to then sit on top and match neatly. I gather this wall is not load bearing. However the other wall the slab where the frame, which is load bearing is sitting inwards of the brickwork, where it should, meaning there is a step out to the bricks. The only question I would have of the builder on this issue is what is the finished surface/product going to look like? I'm putting a new floor in my kitchen, slate flagging on a standard concrete slab. I have allowed for a bed thickness of up to 20mm to accommodate the different… 0 17545 They using concrete or timber sleepers? Timber or steel uprights? Any drainage behind sleeper? 3 5901 Thanks for that, the PVC pipe is still about 40cm below ground level and it sticks out of the sand with no end cap or anything on it just open pipe, is this the finished… 2 10480 |
