Browse Forums Building Standards; Getting It Right! 1 Oct 19, 2010 8:00 pm Hi Guys, My mate is looking to buy a house around in Narrewarren. The Section32 document mentions the following defects in the house but we have no clue what it means, appreciate if someone can tell me whats the seriousness of the damage, DEFECT LIST: LOCATION: PERGOLA Downpipe: Downpipe is not connected to the stormwater drain Roof flashing: Roof flashing is not in place Roof Frame: Roof battens are placed far too apart for the roof cladding Roof Frame: The Roof frame does not comply with Australian Standard AS 1684 This wasn't actually shown to us when we inspected the house hence the post for clarification. Thanks in advance. To do it single handedly.. seriously.. its a PAIN! Re: Building defects listed in Section32 2Oct 22, 2010 12:05 pm Suggest you take care as you could be forced to do some expensive repairs if you buy the property. A relative of mine purchased a property with a list of items that didn't comply to standards. The Council forced rectification. Fortunately for them it was prior to sale. Re: Building defects listed in Section32 3Oct 22, 2010 1:37 pm The last one does it for me...doesn't comply with aussies standards..I think that means you will be sitting having your coffee and it will fall down on your head...not good... Agree with the pp above...might be costly for you of maybe haggle the price right down??.. All 3 items listed are defects and are of concern.
