We are going to get indipended building inspector for every stage so we'd like to know good inspector. we had quote from Building Inspections Perth, BSP and Housepect. http://www.buildinginspectionsperth.net.au/ http://www.bspconstruction.com.au/ http://www.houspect.com.au/ I've got report from Housepect for slab down stage and it was O.K. The inspector told us only 1% of people get inspector for slabdown so I wonder 1. which stage did you get the inspector? 2. Which inspector did you get? and did you like them? 3. What kind of report did you get? He was kind enough to let us view a copy of the report that they produced for him at "practical completion" stage. I used Housepect again at brickwork stage and the inspector find some problem that were not Australian standard 1. Tie down straps Tie down straps installed at an incorrect distance below the top plate according to BCA2009 so if there is a blast of wind, it causes that roof blow off and wall falls down. 2. WC lift-off hinges The door frame to the ensuite does not comply with BCA in that the door frame is not sliding, does not open outwards nor has lift-off hinges. The door frame should be changed to lift-off hinges. If someone lose consciouseness at the bathroom, we can't open the door and save so hinges need change to lift-off hinges. We'd never know these if we didn't use independent inspector. Re: Perth Indipendent Building Inspector 10Nov 05, 2010 10:16 pm As a builder, i can definitely see how a building inspector is a great way to go. As a client/consumer, you need to have trust in your builder but also be happy with the level of finish and work you are receiving. A building inspector can provide a neutral ground and almost act as a mediator if things become frustrated between yourself and the builder. Also be mindful that the Builders Disputes Tribunal is in place to also inspect and act as a mediator. Just flicking through i realised this is an older post but for what it's worth. I think a building inspector isn't required until you are approaching handover. Any time before that could be a waste of money unless there is something you have concerns about and the builder isn't listening. I think if you are requiring one very early on, unless the builder is acting in a way that has made you uncomfortable its a tell tale sign that the relationship isn't going to work. I'm always mindful of people who come in for prestart and already have a lot of issues with the whole idea of building as it often results in a stressful experience for them. A good sales consultant or prestart person will be able to put a lot of your concerns and worries at bay very early on in the peace. Reading your point about roof tie downs - that's a great pick up as can often be hard to pick up. My house was built in the 80's but when i did my inspection, there are no roof straps at all. Quite a worry on those really windy nights but at that time in the construction industry, was sadly common. The spacing apart is a big one along with the length, sometimes the brickies won't allow enough length meaning they can't be folded over properly and can almost be deemed useless. Re: Perth Indipendent Building Inspector 11Nov 13, 2010 1:33 am I guess best time is when your instinct or your eyes see something not right would be when you get an inspector even if it is to get another experts opinion. I think the best time besides PCI is also at eletrical fitting stage when the walls is not plastered yet but the roof frame is on and all the wiring and pluming is done. This is great stage for the instpector to check everything so far and still make corrections to wiring and plumbing etc before render goes on. Also like to point out if the inspector point these stuff out, that means they know more than the SS does? Isn't SS roles to be like inspectors but with extra duties? Ensure the plaster & ceilings are in, as there are big potential problems there.
