Browse Forums Building Standards; Getting It Right! Re: Unresolved Brick issues after handover with Porter Davis 21Jan 12, 2011 1:21 pm Jess I cant beleive what your mortar looks like. Sorry it plain sh8t, makes mine look like a quality job and mine is very average. You have every right to be concered about it. Ive not seen any as bad as that at all. Im also suprised its a Porter Davise Home. Is it like that all over the house? Does the mortar fall out when you scratch it? Any repair will only be a repair, a patch up job. Get an independant inpection from a brick layer of good reputation may cost you $100. Then get a structal engineers report as to the longevity of the mortor and it stability in VCAT format. There is a problem with the mortar for sure. Poor mix or wrong mix. Im sure Porter Davis will come up with a suitable solution. Let know how it goes. Unresolved Brick issues after handover with Porter Davis 22Jan 12, 2011 3:53 pm See this is why after building with porter Davis once, we just didn't go back.
How difficult is it for the builders to build as to the contract?? We spend hours agonizing over colours, get them written into a contract and are told that we cannot change it. Just because they stuff something up does not mean that you should accept a change because they can't be gagged doing it as per contract. And something as massive as bricks and mortar... They obviously want the $2 fix which is not only lazy but inexcusable. We found porter Davis to be full of excuses. The fact that they have Jess here trying to liaise with all the people is just proof of the manager's incompetencies. Managers: do your jobs. We had massive problems with maintenance managers (partly because of * handymen not doing a good job!) Supervisors: keep an eye on your tradesmen. Do not continue using the crappy ones. It is not fair to be expected to render your home. You paid money for your changes and your choices. Stand your ground, talk to the relevant industry legal personnel if you have to, and do not accept anything just because they make you think that is the only option. Apologies to Jess, it's obvious that you're important and you play a key role here on the PD forum but in all honesty, they should just be made to get it right without any of your intervention. I will never ever recommend anyone build through porter Davis again.
Re: Unresolved Brick issues after handover with Porter Davis 23Jan 14, 2011 3:07 pm Hey guys, I realise this has become an issue again & I understand your frustrations. Firstly, thank you for your honesty and feedback on the forum, we appreciate you bringing these issues to our attention. We have been in contact with Vish for a while now in an attempt to rectify his brick issues. Just for your peace of mind, Vish's bricks will be rendered to remedy the mortar issues once the weather has cleared up. We have also had our mortar tested and it has passed all safety tests. Mrs. G, I'm sorry to hear of your disappointments with PD Site Supervisors & Maintenance Managers. Unfortunately, with any build, mistakes can happen, however we are doing the best we can help solve these issues via your CSAs and SSs and also by being on homeone. In most cases, your regional offices will be aware and dealing with any problems that arise, however, some issues require care & attention and can take time to resolve. I am unaware of your current situation, but do you still have any pending issues that need attending too? If so, please send me your details and we will endeavour to rectify these issues. If anyone has any further issues they wish to discuss feel free to Private Message me your concerns, with your name and number and I can put you in contact with someone from the PD office. Again thank you for your honesty and feedback on the forum. Regards, Jess. Porter Davis Homes Questions? We are due to handover on Friday 29th April - but are reluctant to let it settle without some sort of agreement in writing first. How long did it take for PD to get back to you with an offer to render your brickwork? Because I feel that it is either a full render or pull down the bricks and start again in my case. There is not a single part of my house that looks as it is supposed to, with mortar smears over bricks (even after two brick cleans), different coloured mortars, the face of my brick washed away to reveal an orange colour (rather than the chosen slate colour), different joinery types, different join sizes. The builder has tried to remedy by replacing burnt bricks (due to the acid washes) and largely chipped bricks, but the overall look is still horrific. This is what the brick is supposed to look like (Boral display)... http://www.flickr.com/photos/62023583@N06/5651997482/in/photostream and this is our brick on a real home but with off white mortar http://www.flickr.com/photos/62023583@N06/5652000644/in/photostream The below are what we infact have... http://www.flickr.com/photos/62023583@N06/5652031966/in/photostream http://www.flickr.com/photos/62023583@N06/5652028302/in/photostream http://www.flickr.com/photos/62023583@N06/5652025224/in/photostream Any experts out there that can help? Am I likely to get a favourable response from my builder in writing before the 29th? Or should I withold payment until I do. I am in Qld and the BSA says that they cannot come in until after settlement (and even then... should it be an aesthetic issue - may not help). Please help. Hi Casablanca, I’m sorry to hear that you’re having issues with your bricks. What stage of your build are you at? Have you spoken with your Site Supervisor or Building Coordinator about this? They are the best people to check if you are unsure about the quality of the bricks and white acid wash residue. I’m here to help as well so please feel free to send me a private message. I built a house in Alamanda estate (Point Cook) with PD. Had numerous issue during the construction ranging from 5-10cm holes in the wooden frame, missing solar panel on the handover day, mould on the timber bifold door, and not to mention a poor workmanship on the bricks around the house. It was so bad that we could clearly see a gap between the window frame and the supporting brick underneath. The bricks haven't been cleaned back then and we were forced to do handover (which we did because we just fed up). Fast forward 11 months later, the bricks still haven't been cleaned even though it was one of the todo list for the 3 months maintenance. Massive crack on the cornice and plaster.. You can even put 50cent coin thru on some of them. One of the external wall isn't level (which really concerns me). And lot more issues... So far I can tell you that it has been a total nightmare building with Porter Davis. For a 5 years house, I can understand if there are cracks on the cornices. But this is LESS THAN A YEAR house.. Imagine how bad the building quality of Porter Davis is... The worst thing about PD is the site supervisors. The majority of the people I know who built with PD always have a smart-ass supervisors. They will try anyway they can to take shortcuts and don't take responsibility over their actions. We definitely will not be building with PD for our second house and won't recommend them either to friends.. We paid for off-white mortar but the mortar color is not consistent, some dark, some white. We discussed this with PD Site Supervisor, he said " it will get whiter after a few months, when it exposed to the sun". However our private inspector said " it's not correct" and he also put into his report " it's not consistent" After 6 months, the mortar is not whiter. PD said " That's acceptable" and don't want to fix it. The defect is very obvious by the look at it. The house is 3 months behind the schedule, when asked "What is the timeframe for the handover ? " they did not answer. Supposed to handover in Aug 2011. Pls advise what can I do ? I'm sick of arguing with PD. Re: Unresolved Brick issues after handover with PD 37Nov 01, 2011 9:42 pm Hopefully you have a decent liquidated damages amount (>$250/week). With regard to the mortar, if an independent inspector has said it is not acceptable then it needs to be fixed.
