From the pictures you have the plaster would appear to be an issue on the ceiling and cornice. Certainly the wall looks very poor, could be a board problem?? If in doubt arm yourself with a copy of the Australian Standards & tollerances book (obtainable from MBAV). All inspections will be carried out as per this guide, also all disputes will also be compared to this guide too. Ed already provided a link for the Australian Standards & tollerances and I provided one for Gyprock installation. Look at the light in the hallway... the angle would be less than 10 degrees from the sidelight of the door, you can see by the shadow of the light switch. The ceiling is the same, light globes in batten holders, producing a very acute angle from a point source. Maybe there is insufficient paint coverage on the join, that's all I can see. The joints should not (when finished) be recessed at all, they should be slightly convex or totally flat. Yes the lighting accentuates it but I'd say they haven't filled it enough. I'm not sure but if the OP is in Perth then the wall surfaces will be hard plaster. If that's the case it isn't good. I'd be writing to the builder and asking them to address this as that is really, really poor quality. A good painter could spend some time filling and sanding that to eliminate the problem. I would emphasise that it features in your entry, so is visiably noticable to all of your guests who you proudly annouce the builder to upon their arrival. The ceiling picture is hard to see but it looks almost as if this wasn't sanded back after being filled? If that's the case, get the guys out to rectify it. That's just the company policy at most building companies, if rectification is difficult. Yes, it's wrong. That is very poor trowelling, and the builder will need to rectify it, 100%. The ceilings aren't great but most ceilings in new houses show some abnormalities, especially across large spans. The finish around the cornices isn't good, but the painter should have sanded it down. If the builder was responsible for painting the ceilings then they should fix this. Re: Can someone tells me this is right or wrong !!?? 15Dec 24, 2010 12:38 pm Hi all In my opinion, the guide to standards & tolerances is quoted by the builder when they do poor work, never for good work. If your ceiling has been fixed to the bottom cord of the truss at 600 centres you will always have a bit of a wave in the plaster, seen more at night with batton lights. Because it shows the highs & lows in the surface. Even if its battened out at 400 and not lazer levelled you still will get it. The stopping up is another matter. Paint will not compensate for poor stopping up or joins. They have to be leveled filled so they are flat and or sanded back and repainted. Regardless of the Guide poor work is poor work simple as that. They may as well change it to read " all plaster joins must be viewed in the dark with both eyes closed ". If so, it's probably due to house settling. How long ago was the house finished? What soil type are you on? Can you post an updated pic? How big is the 'damage'? Our builder purposely did one particular cornice ending in a way I don't like, but the SS said it's better because future settlement cracking will be less obvious and would be easier and nicer looking after fixing than if he did it the other way. With the rest of the job, I find that pics really magnify all the issues which sometimes you wouldn't even notice with a naked eye (unless you come really close and actually look for all these untidy bits).
